I've taken the liberty of drafting a motion that I'd be happy to go <br />over. <br />Chairman Pro-Tem Regan asked Mr. Hartt to review the motion. <br />Possible Motion for Consideration <br />December 3, 201.2 Mayfield Village <br />Planning and Zoning Commission Meeting <br />East Commons Preliminary Development Plan <br />David Hartt said I circulated this motion for consideration to John Marrelli, Diane Calta and <br />Ted. You would be approving the general development plan which includes: <br />1. The drawings dated November 1, 2012 which were first reviewed by the Planning and <br />Zoning Commission at its workshop meeting on November 15, 2012; and <br />2. The development provisions in the Development Agreement Outline dated November <br />15, 2012. <br />And approval of a special use permit for medical offices within the development with the <br />understanding that for'any building in which medical offices are proposed the parking will need <br />to be adjusted to meet the parking requirements for medical offices. <br />This approval is subject to the following conditions: <br />1. That the zoning on the easterly one acre (approximately) ofpermanent parce1831-OS-15 <br />_.- is confirmed to be in the O-L Office-Laboratory Zoning District by,~either the Court or _. <br />by legislative action of the Village. <br />. 2. Each phase of the development is subject to final development plan approval by the <br />Planning and Zoning Commission. <br />3. The detailed storm water management for the entire parcel, with consideration of the <br />impact on adjacent properties (particularly Kinnaird property), must be developed and <br />approved by the Village Engineer prior to either clearing the site of trees or a building <br />permit being issued for any portion of Phase 1; <br />4. The design and specification's for the landscape buffer (which could be mounding, <br />vegetation and / or fencing) and the measures to preserve the Oak Tree, will be finalized <br />when a final plan is submitted for any consideration (parking, drives or buildings) <br />proposed within.100 ft. of the projects easterly property line. <br />In conclusion, the reason the 100 ft east clicks in is because if they go closer to 100 ft, <br />that's where the variances click in, so it seems that would be the appropriate time for <br />finalizing that. <br />
