k. The maximum lot building coverage shall be no more than 20% on the <br />East Commons Property pursuant the Village's zoning code. <br />1. A landscaping buffer with earthen mounding, storm water management, <br />tree plantings and any other landscaping reasonably necessary shall be <br />constructed on the East Commons Property in any area but in particular along the <br />south property line which abuts the Village owned PPN 831-OS-065 with <br />guidance from Mayfield Village's arborist and landscape architect and in <br />accordance with proper landscaping standards. This buffer shall be constructed at <br />such time as noted above in subparagraph (j) or when construction commences <br />within 100 feet of the south property line. Until such time, the natural vegetation <br />shall remain. The design, specification and the phased construction of the <br />landscape buffer will be finalized when a Final Plan is submitted for any <br />construction to be commenced within 100 feet of the south property line or when <br />deemed necessary by subparagraph (j). <br />m. A landscaping buffer with earthen mounding, storm water management, <br />tree plantings and any other landscaping reasonably necessary shall be construed <br />along the east property line adjacent to PPN 831-OS-010 owned by Charles <br />Kinnaird designed to mitigate the impact of the Improvements and the <br />Development on the neighboring property, including but not limited to reasonable <br />efforts to preserve the Oak tree at the southeast corner of the East Commons <br />Property. This buffer shall be constructed at such time as noted above in <br />subparagraph (j), or when construction commences within 100 feet of the east <br />property line. Until such time, the natural vegetation shall remain. The design, <br />specifications and the phased construction of the landscape buffer will be <br />finalized when a Final Plan is submitted for any construction to be commenced <br />within 100 feet of the east property line or as deemed necessary by subparagraph <br />~)• <br />n. The Village BZA has approved a 90' building setback variance for the <br />north property line provided that if the building is over 160' long then the <br />building setback from the north property line will be 42'. <br />o. The Village BZA has approved a 20' building setback variance for the <br />south property line provided that if the building is over 160' long then the <br />building setback from the south property line will be 42'. (Note that for BZA-1- <br />Phase II; at least 10% of the total parking length along the south property line <br />shall be dedicated to landscape islands extending 20' into the parking area.) <br />p. The Village BZA has approved a 50' parking setback variance from the <br />north property line. (Note that for BZA-1-Phase II; at least 10% of the total <br />parking length along the north property line shall be dedicated to landscape <br />islands extending 20' into the parking area.) <br />
