Mayfield Village Zoning Code Proposed Zoning Amendments <br />1-17-03 <br />(c) Height Limitations <br />(1) Height limita.tions shall be in accordance with sections 1181.01 <br />(2) Height exceptions shall be in accardance with section 1181.02. <br />(d) Building Setbacks <br />(1) IVL' rim,wm. BuildinPSetback from Exisring treet5. The minixxnun building setback <br />from esisring stceet rights-of way or from the planned widening of an esisting street <br />rights-of-way shall be the =equired setback set forth on the revised district and zone <br />ma.p. <br />(2) MLininum Building side md rear Md Setbacks. The minimum side and rear <br />property building setback shall be 30 feet but in no case less than the height of the <br />structure. <br />(3) Minimum Segaration Between Buildings. The minimum separation between <br />buildings shall be: <br />i. Twenty (20) feet when two side walls are adjacent to each other, <br />u. Fortp (40) feet when a main wall (either front o= =ear) is adjacent to a side <br />wall; and <br />iri. Sixry (60) feet when two main walls (eithe= front or rear) are adjacent to <br />each other. <br />(4) Ivfin' um Building Distance from Private Sireets. A family dwelling unit consisting of one and one-half stories shall have, a <br />minimuxn first floor area of not less than 1, 400 square feet and a muumum <br />total floor azea of not less than 2, 200 square feet, exclusive of <br />basement, utility room and garage space. <br />3.
