Exhibit B <br />DESCRIPTION OF COMPANY PROJECT <br />?RO Nnrth ('nmmnn5 - (:wern~r's Village Assisted l,ivina <br />Governor's Village Assisted Living will be an approximate forty-eight (48) unit Assisted Living <br />Facility that will provide assisted living services. The facility and its staff will provide Residents <br />with services ranging from room and board (includes three meals per day, housekeeping services, <br />and 24-hour on-call staff availability) to assistance with various '`activities of daily living" (ADC's). <br />Help with ADC's may include such services as assistance with bathing, dressing, meal preparation <br />and service, transfers to a wheelchair or other assistive devices and a medication reminder system. <br />Governor's Village will provide Residents with additional services such as recreation services on- <br />site and off-site as well as wellness clinics, coordination of physician office visits and transportation <br />services for Residents. Residents with a low level dementia disorder (i.e. Alzheimer's Disease) <br />may qualify for admission to the dementia services program. Dementia services will be provided in <br />a distinct and separate area of the building and include specialized services and activities provided <br />in a "residential-style" setting. <br />Governor's Village, L.L.C. anticipates that an expansion of the initial forty-eight (48) unit facility <br />may be necessary within a few years of opening the facility. The facility master plan identifies an <br />azea for expansion of an additional 24 unit area which if constructed would be utilized for standard <br />Assisted Living services. Upon expansion the total occupancy of the facility is projected to be 72 <br />Residents. Total staff members in full time equivalents (FTE's) is projected to be about 48 FTE's <br />upon full occupancy. <br />The initial building structure that houses forty-eight (48) units (including dining, kitchen and lobby <br />area) will be approximately 32,660 square feet. When the building is complete at seventy-two (72) <br />units the total square footage of building space on the site is estimated to be 46,260 square feet. <br />Initial parking is expected to be 46 spaces. Subject to Company determination <br />to proceed, this site may be developed with senior housing, with services such as independent <br />living, assisted living or skilled nursing. <br />Alternatively, depending upon the market for further senior housing products and services, the <br />Company may develop this portion of the site as approximately 30,000 s.f. of regular professional <br />space (3 stories, 10,000 s.f. foot print, 150 parking spaces). <br />B-1 <br />
