2. THE PREMISES. The purchase price set forth above shall include three <br />parcels and two single-family homes, attachments and appurtenances thereon <br />constructed, including all fixtures, specifically but not limited to, all electrical, heating, <br />plumbing and bathroom fixtures, all light bulbs, landscaping, window and door shades <br />and coverings, screen and storm windows, all curtains, drapes and rods, all hanging <br />lighting fixtures, all tacked-down carpeting, all built-in book cases and cabinets, any <br />and all wood decks, stoves and ovens, dishwashers, disposals, and all attached mirrors <br />and storage cabinets. Sellers shall remove from the premises prior to the transfer of <br />possession all personal property not to be purchased by Buyer hereunder. Such <br />property shall be removed without injury to the premises. All personal property being <br />purchased in its present physical condition, wear and tear excepted to the date of <br />closing. <br />3. POSSESSION. Buyer shall be entitled to take possession of said <br />premises no later than one hundred twenty (120) days from the date of closing. Sellers <br />shall be responsible for all utilities consumed upon the premises, until possession is <br />transferred to Buyer. Buyer and Sellers shall cooperate to have all utilities transferred <br />as of the date of possession and Sellers shall order final meter readings as of said <br />date. <br />4. TAXES. Sellers shall pay all delinquent taxes, including penalties and <br />interest, and all other real estate taxes which are a lien on the closing date, prorated to <br />that date and computed, if undetermined, on the basis of the last certified tax rate and <br />valuation.
