Section 4 <br />LATE PAYMENT CHARGE <br />Rental payments shall be due and payable on the first day of each calendar <br />month in advance. In the event the payment is not received by the sixth day of the <br />month in which the payment is due and payable, such rental payments shall be . <br />considered delinquent. Any payments deemed delinquent shall incur interest at a rate <br />of five percent (5%) of the rental payment due. <br />Section 5 <br />USE OF PREMISES <br />The premises are leased for use as a residence for no more than four people. <br />Further, the Lessees shall not have the ability to sublet the premises. Lessees agree to <br />restrict their use to the stated purpose, and not to use, or permit the use of, the <br />premises for any other purpose without first obtaining the consent, in writing, of Lessor. <br />Maintenance of the exterior, i.e. mowing the lawn, plowing the driveway and sidewalks, <br />and any other landscaping, will be the responsibility of the Lessees. <br />Section 6 <br />LIABILITY INSURANCE <br />Lessees agree to obtain and maintain in force for the term of this Lease, <br />insurance on the contents of the residence. <br />Section 7 <br />LIABILITY FOR ABANDONING PREMISES <br />If the leased premises, or any part of the premises are vacant during the term of <br />this Lease, Lessor may, on giving thirty (30) days written notice to Lessees, declare this <br />Lease forfeited and shall, in that event, make reasonable efforts to relet the premises. <br />Lessees shall be liable to Lessor for all damages suffered by Lessor by reason of <br />forfeiture. Damages shall include, but shall not be limited to, the following: <br />(1) .All actual damages suffered by the Lessor, until the property is <br />relet, including reasonable expenses incurred in reletting or <br />attempting to relet; and <br />(2) The difference between the rent received when the property is relet <br />and the rent reserved under this Lease. <br />
