SECTION FOUR <br />Use of Premises <br />The premises are leased for use as a construction project on site office. Lessee agrees to <br />restrict his use to the stated purposes, and not to use, or permit the use of, the premises for any <br />other purpose without first obtaining the consent in writing of Lessor. _ Maintenance of the <br />exterior, ie. the landscaping of the building, will remain the responsibility of the Lessor; however, <br />all other maintenance, upkeep, utility and/or appliance repair shall be the obligation of the Lessee. <br />SECTION FIVE <br />Fire and Liability Insurance <br />Lessee agrees to obtain and maintain in force during the term of this lease and any <br />extension of this lease, at his expense, Public Liability and Fire and Casualty Insurance in <br />amounts, companies and through brokers approved by Lessor, adequate to protect against liability <br />for damage claims through public use of or arising out of accidents occurring in or around the <br />leased premises in amounts that are commercially reasonable in the area. The insurance policies <br />shall provide coverage for Lessor's contingent liability on claims or losses. The insurance policies <br />shall be delivered to Lessor for keeping. Lessee agrees to obtain a written obligation from the <br />insurers to notify lessor in writing at least 30 days prior to cancellation or refusal to renew any of <br />the policies. Lessee agrees that, if the insurance policies are not. kept in force during the entire <br />term of this lease and any extension of this lease, Lessor may obtain the necessary insurance, pay <br />the premium, and that the premium shall be repaid to the Lessor as an additional rental installment <br />for the month following the date on which the premiums are paid. <br />SECTION SIX <br />Lessor's Rights <br />This lease agreement is made on the express condition that Lessor shall be free from all <br />liability and claims for damages by reason of injuries of any kind to any persons, including Lessee <br />or any property of any kind, from any cause or causes while in, upon, or in any way connected <br />with the premises, during the term of this lease agreement. Lessee agrees to save and hold Lessor <br />harmless for any liability, loss, cost, or obligation on account of or arising out of any injuries or <br />losses however occurring. Lessee shall, at his sole expense, maintain insurance on the property, <br />and Lessor shall not be responsible for theft or damage, if any, to the property caused by fire, <br />water, or from any cause whatever; and Lessor shall have the right to enter into and upon the <br />premises at reasonable times for the purpose of inspecting the condition of the property. <br />
