corporate entity, employing in excess of 1,500 people at such site, then <br />such space shall not be less than 180 square feet, mne feet by twenty <br />feet. Parking facilities shall be provided on the same lot as the main use <br />served in industrial districts. Wherever the application of the standards <br />as required in subsection (a)(1)C. hereof, as to "number of employees", <br />results in a lesser number of parking spaces than required by the <br />application of the standard as to "square feet of building" , the <br />Commission may permit the construction of the lesser number of spaces. <br />However, the additional area required to provide the number of spaces <br />under the "square feet of building" standard shall be reserved and held <br />as open area along with all required yard areas, for future construction of <br />parking spaces until the use of the building is changed to a classification <br />having a greater .number of employees in relation to building area. <br />(Ord. 91-52. Passed 11-18-91.) <br />(3) Surface improvements. All parking areas and driveways shall be graded <br />and shall be surfaced with asphalt, concrete or other similar hard surface <br />as required by the regulations of the Municipality. Bumper guards shall <br />be provided to establish the limits of each parking area except at <br />accessways. (Ord. 69-29. Passed 7-21-69.) <br />(4) T andscane island. Landscape islands shall be developed and distributed <br />throughout parking areas so as to interrupt the expanse of paved areas. <br />Such island shall have a mininum dimension of ten feet. Design, plant <br />designation and number of such islands shall be approved by the <br />Planning Commission upon recommendation of the Landscape Architect. <br />(Ord. 97-41. Passed 11-17-97.) <br />(b) Standard and Design for Loading Facilities. Off-street loading facilities shall be <br />provided whenever a building is hereafter erected, altered or occupied for a use <br />involving the receipt or distribution of materials or merchandise as follows: <br />(1) ace required. <br />A. A space or spaces, shall be provided of such dimensions as to <br />accommodate the trucks employed for loading or unloading goods <br />and equipment for the particular use. Each space shall have a <br />vertical clearance of at least fourteen feet. <br />B. Required loading spaces shall not be used for repairing or <br />servicing of motor vehicles, and shall not be allocated or used to <br />satisfy the space requirements for required off-street parking. <br />(2) T .ocation; design. Loading facilities shall not be located in a front yard <br />or in a required side or rear yard. Off-street loading spaces shall be <br />provided with surface improvements as required for parking areas. <br />(c) Access to Streets <br />(1) Access to streets shall be controlled in the interest of public safety and to <br />maintain the designed capacity of the street system similar to the <br />objectives the Ohio Department of Transportation has established <br />through Directive D-94, November, 1961, to control access along State <br />arterial highways adjacent to freeway interchanges in unincorporated <br />areas. <br />(2) The developments abutting Wilson Mills Road for a distance of 1,200 <br />feet from the nearest intersection of a freeway ramp shall be planned so <br />that the first access street or driveway onto Wilson Mills shall be not less <br />than 600 feet from the outermost ramp terminal right of way and the <br />successive access point shall be spaced at intervals not less than 600 feet <br />on center. These objectives may be accomplished by marginal service <br />roads, parallel service roads, combining the access of several <br />developments, or other approved facilities. Whenever it is not feasible <br />to provide such facilities at the time of the original development, the <br />Planning and Zoning Commission may grant temporary access for use at <br />lesser distances for a limited <br />1998 Replacement <br />
