Mr. Feldner stated that if it was practical to put.a raodway through the center and to allot to retain the value of the tract, it would be to their advantage.- Mr. Edelman stated that if the use is to be limited, two steps must be taken. First, the present zoning Ordinance should.be amended by adding "bus terminals." as a U6 use, and a public hearing would have to be held on.the amendment of this Ordinance. Then, the Redifer Bus Company would have to make application to the Planning and.Zoning Commission to be awarded a permit for this particular, business. A public hearing would be required before Council could approve the issuance of this special permit® The absolute minimum amount of time required would be sixty days, however, probably three months would necessarily, pass before final approval could be given, for thirty days notice for the public hearings is required in each instance. Mr. Feldner, upon question, again stated that it seemed that the noise from the venture would not be of a sufficient volume to be objectionable. -Also, that it seemed that the structure would be large enough to house all of the vehicles to be kept-. 1~. Feldner agreed to test the volume of the noise which would ensue by carrying out,al-1 of the proposed work which would be done in the business. to see whether it would be of such .a volume so as to be objectionable. Mr. Feldner also stated that it would necessarily be to the benefit of the Redifer Bus Company to maintain the value of the land, and assured Council that any unsightly areas would be enclosed if that is what. is desired. Ms°. Swanson, suggested embodying all factors which would tend to create a nuisance as conditions subsequent in the special permit when and if issued.
