Regular Council Meeting <br />1/18/93 . <br />Page Five <br />Mr. Hovancsek said the variance would be to go to a 5' set back. He described other <br />such variances which had been granted. <br />Mr. Amendola said our code provides a chart for that particular district. He said you <br />have taken a residential disirict with varying sizes of lots to be used for commercial <br />purposes. You just cannot talce and fit the two together very well when you have <br />narrow lots in some cases and wider lots that are shallow. You have to give the person <br />the chance to put the largest building they possibly can on it and still come very close to <br />what you want for your parking requirements. This is what has been done. <br />Mr. Rinker asked Mr. Amendola to share tlie specifics; what is being proposed with this <br />lot. <br />1VIr. Amendola said the building size has been reduced so we can come as close as <br />possible to the parking requirements of one space for every 100 feet. He has reduced his <br />building to less than 2300 square feet; he has 22 parking spaces. He has to place the 90 <br />clegree parking within 5 feet of the side yards. That is the variance requested. <br />Mr. Rinker said before they make the approval, were any concerns expressed by <br />Planning and Zoning. <br />Mr. Basile said no. This will not be affected by the ordinance coming up. <br />Mr. Fixler said a couple of months ago when the church asked for a variance on a set <br />back, one of the things that came up was how inconsistent Wilson Mills is. One of the <br />reasons Planning and Zoning and Council turned it down was because they were going <br />to be more consistent. Now it appears you are taking a reversal on that. Aren't we just <br />going to be more inconsistent all the way down Wilson Mills? <br />Mr. Amendola said that is not the point. The set back distance has been met. <br />Mr. Fixler said he is not talking about this set back, he is talking about when the church <br />requested the variance one thing you (Mr. Amendola) had brought up was that it is <br />very inconsistent all the way down Wilson Mills. One of the things he (Mr. Amendola) <br />had strongly urged was to be consistent with the variances and set backs that were <br />already on the books. Now it appears you are saying it is okay to give a variance of this <br />nature because of the 22 parking spots needed, therefore, cut it down from 10' to 5'. <br />Mr. Amendola said the situation with the church did not have anything to do with their <br />parking requirement, it had to do with the set back requirement from the right-of-way <br />line to the building line.
