,i 1)
25
He said he has conf idence it will work the other way. At the end of the
first five.or six months of the year a re-evaluation will be made and
hopefully an adjustment made. He thanked Mr. Hite for his comments.
Mr. John Leech - said he was present on behalf of the Hillcrest Hospital
Foundation. He said apparently there has been. a disagreement between
Julius Paris and Council concerning the..Paris variance request for Building
"C" at the corner of Beta Drive and Wilson Millse He will articulate on
that subject so those making. t.he decisions will better understand the
situation. The Hillcrest Hospital Foundation is very interested in working
out an arrangement with Julius Paris to put an office complex for physicians
in 3,100 square feet of Building "C". They have no designs on anything in
addition to that. They would like to know if it would be possible for them
to lease that space from Julius Paris,.otherwise they must seek space
elsewhere. The complex woulcl accomodate off ices for three physicians and
a pathology and a radiology lab that would be serviced by the Hillcrest
Hospital labs.. They feel it is important to have a location there as many
patients of Hillcrest Hospital:are.Mayfield Village and Highland Heights
residents. This complex would provide convenience for patients and hopefully
have extended evening haurs as well as Saturday and possibly Sunday hours.
He noted Mr. Stanley Johnstone, Assistant Administrator of the Hillcrest
Hospital is present and they would be happy to answer any questions to clear
up any confusion as to what part the Hillcrest Hospital Foundation might play
in this.
Mr. Busa thanked Mr. Leech for his explanation but said he was confused. He
asked if there was any association between Hillcrest and Mr. Paris' proposal
at this point.
Mr. Leech said no, they ha.ve no lease, they have nothing to do formally or
legally with Mr. Paris. Mr. Paris told them that if he could secure the
property with the variance he would enter into negotiations with them. They
would anticipate the Hillcrest.Hospital Foundation would be the primary lessee
of 3,100 square feet,_the Hillcrest Hospital Foundation would then sublease
to the three doctors.
Mr. Feneli said one of the factors concerning the variance that was troubling
everyone was the number of physicians who will occupy that space. No one
seems willing to cite a given number of physicians or to agree to limit the
number.
Mr. Leech said the hospital had changed their approach as far as the property
was concerned. The decision for the Foundation to be the primary lessee was
very recent.
Mr. Stanley Johnstone, Assistant Administrator of Hillcrest Hospital, said
originally the space was to be leased by the doctors themselves, but they
felt it would be best for the Hillcrest Hospital Foundation to be the primary
lessee and sublease to individual doctors. He explained that usual
accomodations for a doctor is 800 square feet and so the 3,100 square feet in
question would accomodate three doctors and the two labs. It would be
