???1 <br />MINUTES OF A.BOARD OF.APPEALS MEETING : <br />Village of Mayfield ?.November ..l.st, 1982 <br />The Council of the Village of Ma.yfield met.in Special Session as a Board of <br />Appeals on Monday, November, lst, ".19.82 at .8:17.- p..m. in :the Village Ha1I,?,.. <br />Council President,: Michael W. Spellman, presided. . <br />Roll Gall: Present: Messrs., Busa, Etzler, Flynn, Spellman, Mrs. Bloom and <br />Mrs. Hanus <br />Absent : Mr. Carmen <br />Also Present Were . Messrs.,. Feneli,..Foltz, Hovancsek, Toth, Mrs. Martin, <br />and Mrs...Maynard <br />Council President Spellma.n,stated Mr. Paris has requested Council meet as a <br />Boar.d_of Appeals.to discuss a zoning variance. Council has received correspondence <br />from Mr..-Amendola regarding this. He aske.d,Mr..Paris to present his request. <br />Mr. Julius Paris stated in January or February 1979 he received a variance.from <br />the Board of Appeals. The wariance changed the requirement.of one parking space <br />for every 100 feet.to one space for every 200 feet.- It was granted.under <br />certain conditions, one which stipulates there will.be no doctor or dentist <br />offices uriless the building structure coul.d be considered without.the variance. <br />At the time the variance was granted 77,000 square.feet was to be built, but <br />only 66,000..square feet was built. This is 5% less.than originally proposed. <br />Mr. Paris said Mr. Amendola ma.de random checks of available.parking spaces.and <br />each time found more than 100 parking spaces vacant,.sometimes as many as 200 <br />vacancies. Mr. Paris requested he be.granted permission to use 3100 square <br />feet in his last building farthest from the stree.t for a doctor's office. A <br />group of Hillcrest doctors want to open a group practice. According to medical <br />office specifications of one parking space.for euery 75 feet 42 parking spaces <br />would be.required. He feels wi.th a surplus of 100 parking spaces it would be <br />proper that the request be granted. He stated if there is a change of tenancy <br />that should create more parking'the Building Commissioner has the right to <br />refuse the new tenancy. <br />Mr. Feneli asked if Mr. Paris has taken the total.s.quare footage of the entire <br />complex and determined how many parking spaces per square feet he has. <br />Mr. Paris said under the variance they are required to have 330 spaces and <br />they have 405, 75 more than is required. <br />Mr: Feneli asked if all possible buildings presently exist on the complex. <br />Mr. Paris said they are up to the full 20% land useage permitted.
