Minutes of the Combined Caucus/Council Meeting <br />7-16-07 <br />Page 13 <br />Islands have been created for the parking fields with large scale tree plantings. It is embellished <br />with Hilton's standard of a tiered foundation at the front of entrance. At the portion of the space <br />between the edge of the parking and the property line, they have landscaped trees and a very <br />detailed landscaped area around the entrance to the site. It is pretty substantial. <br />In terms of what they were showing as the existing parking, Mayor Rinker asked if they will <br />have enough parking or more than anticipated. Greg responded that they are comfortable that <br />they have enough parking with the landbank. They are very comfortable. Should they receive <br />another tenancy that is more parking than they would have anticipated then they can come back <br />and ask for it. Until they make that determination they are very comfortable with leaving the <br />landbank parking as is especially with the overflow situation. Mayor Rinker asked if they would <br />be comfortable if they had less parking. Greg stated that he would not want to decrease the <br />parking based upon what they have here. Mayor Rinker asked why not. Greg responded that that <br />he is anticipating having a very successful hotel and the development of the conference center in <br />terms of the type of business that they will cater to and the time of use for that activity is an <br />unlcnown variable for them. They would anticipate on weekends having large events where they <br />may have a substantial use of that whole center parking field, but then again that is when no one <br />else during normal business hours is there. With those unknown usage patterns being developed, <br />they are comfortable that what they have is adequate and it won't cause any problems. <br />Mayor Rinker asked what the ratio is right now between square footage and the number of <br />spaces. Greg replied that the existing building is 80,000 square feet and the hotel is 82,000, so <br />that is 160,000. They have a max of 450,000. <br />Mr. Marquardt stated that the cunent revision of the time-phased parking analysis presented is <br />based on their needs not on the code that says that they will need either the landbank or the <br />reciprocal parking space. It's tight, you can't reduce the parking. Greg stated that is based on <br />the maximum occupancy thaf the code asks you to calculate. Mr. Marquardt indicated that is <br />based on their usage. Your requirements. There were still 85 spaces necessary based upon what <br />was planned for the usage not on the code. That was time-phased usage. Greg indicated that they <br />listed portions of the facility according to their different times during the day, evening and off- <br />hours. <br />Mr. Buckholtz asked who the neighbor is on the south. Greg responded Preformed Line. Mr. <br />Buckholtz? asked who was on the south. Mayor Rinker responded Beta Center. Mr. Buckholtz <br />asked if there would be a potential source there. Mr. Marrelli replied there is a creek sepaxating <br />them there. <br />With regard to the conference center, it is planned to be at the back end of the 80,000 feet so that <br />the connectivity would allow guests to walk into the hotel or from the hotel into the areas of the <br />conference center. The plan is upon receiving final approval for the hotel to begin construction, <br />the design work will start on the conference center. The obvious reason for tliat is the conference <br />center would have very little viability without the hotel, so they almost have to be simultaneously <br />developed and ready for usage.
