They will be able to finalize their information and <br />then they will be ready to get foundations poured later this summer. <br />Mr. Marrie asked Matt to show the audience the drawings since it gives a view of the actual hotel <br />and its placement. <br />Mr. Buckholtz asked if that elevation Matt is holding is facing south. Matt responded that it is <br />actually facing west towards the freeway. <br />The Hilton Garden Inn is proposed to be located to the west of the existing building on 700 Beta <br />Drive. It is a 4-story 128-room hotel that is connected by a pedestrian link to the existing <br />building. There is a recessed courtyard. The pool connects to the existing low rise buildings. <br />There are three tenants currently in the existing building, Velocity, Arthur Murray and C.W. <br />Courtney. The balance of the space leaves another roughly 38,000-40,000 feet. The plan is for <br />20,000 of that to be the conference center that was discussed. The other 20,000 is undetermined. <br />They have been discussing the site layout with John Marrelli and Tom Cappello. One of the <br />issues that came out of the Planning Commission was landbank parking. Back in November <br />2006 they went through a very detailed time schedule of parking and usage for the hotel and the <br />existing building with its tenants. There is a relationship with the property owners that Greg <br />represents and the owners of the adj acent property to the north. As they reviewed the information <br />from the original conceptual design and the zoning appeal approval from 2006, the Planning <br />Commission noted the landbanked parking which is shown dashed in the perimeter of the site. <br />Landbanked parking could be utilized if the parking that is already serving the two facilities is <br />not deemed to be adequate, although all of their calculations and counts and time schedules does <br />show that the existing parking should be fine. It was determined that landbanked parking should <br />be approved as a variance and could be an ongoing variance for coming back to the Planning <br />Commission and Council if at any point in the future it is deemed necessary to do. <br />Mr. Saponaro asked if it is only that area pointed out. Matt replied that it is located on the very <br />western edge and a portion of the southern edge of the property. <br />Mr. Buckholtz stated that they have a shared parking agreement with another property owner and <br />a lot of those spaces are reciprocal uses at different time slots of the day. Greg responded that it <br />is a perpetual easement to use that parking on an as-needed basis. The anticipation is that if the <br />conference center is booked on a weekend and there is a large event and the hotel is full, that <br />would be a time that they may need to use those slots. Fortunately the existing tenancy that they <br />currently have utilize much less parking than anticipated for half of the low rise building. They <br />are ahead of the curve in that regard. They are not using nearly as much parking as you would <br />have expected. <br />Mr. Buckholtz asked what landscaping is planned. Greg advised that they intend to spend a <br />substantial amount of money on greening the facility up. They tried to keep as much green space <br />as possible as requested by the Village. City Architecture has developed a landscape design.
