They're pretty much all ranches, garages facing the street. These units, per the <br />sheet, there's an area there of almost 22 acres; 4 units per acre on this site with <br />approximately 50% open space. Setbacks are listed right down below and along with the <br />approximate unit sizes and the garages. The next photograph is just a side view of that <br />same street that we just looked at in the prior photograph. These are duplex units. Each <br />side sort of looks like that they appear to be a little more attractive from the side view <br />than the front, but they do have a lot of architectural design to them and from what I <br />understand they are selling them out pretty quick. <br />Slide #3 was shown. Mr. Samac said the next photograph-this is a picture of one of the <br />units right at the entranceway to the development-what I was just trying to show was <br />between the unit that you see on the left and you see some distant buildings on the side <br />that's actually in Solon across the south side of Miles Road, but if you look alittle--right <br />down the middle there, there's a little bit of a water fountain that's one of their amenities <br />that they use both for detention/retentionpucposes and, you know, as an aesthetic <br />amenity to the development with that fountain going in there. He joked, I don't think that <br />they've stocked it or have boat rentals there but I doubt it. Maybe a little fishing. It's <br />private property; you need no license to fish. <br />4. Slide #4 was shown. Mr. Samac said the next photograph: these are units that we did <br />not see on our tour. This is Sussex Court, located in Shaker Heights. It's on Chagrin <br />Boulevard just a little west of Warrensville Center Road. These units are relatively new; <br />they still have the sales office immediately across the street from, actually, where I'm <br />standing taking this photograph from is another site where like units will be built. <br />5. Slide #5 was shown. Mr. Samac said the next photograph gives you a little better <br />perspective ofthem-it's built in (sort of like) an oval shape where between the front and <br />rear units, both of which face the same direction, there is a center courtyard in there. The <br />units that front on Chagrin Boulevard have attached garages to the front along with a <br />parking space out in front; the rear units have the parking accessible from the rear of their <br />units along with extra parking. It's typical of what you see in that area as far as <br />apartment buildings in Shaker Heights; that entire area is pretty much loaded up with <br />various types of apartments. But it does have some nice architectural lines to it and, for <br />what it's worth, I have no other information regarding density or setbacks on it. But just <br />looking at it and judging the building wall, I'm guessing, is less-or at around 20' back <br />from the sidewalk. The garage access areas are recessed probably giving them an area of <br />30' or so; there is adequate room to access your garage and plenty of room to have a car <br />parked out in front of it, or two. <br />6. Slide #6 was shown. Mr. Samac said our next photograph, the photograph is of Shaker <br />Glen, if you'd flip your page that we'd passed out, this is one of the units that we looked <br />at on our tour; it's at the corner of Warrensville Center Road and South Woodland in <br />Shaker Heights. It's a small development; it's 12 units; a relatively tight street. One of <br />the things I did want to-and tried to show in this photograph-I did find a repair van, an <br />appliance repair van or an HVAC guy, at one of the units and as tight as it is, you can still <br />
