PRD Meeting
11-25-02
Page 9
family units that were, oh, identical-looking units and pretty much shared like a sideyard,
courtyard type of deal with 14' of sideyard between them.
Mr. Samac said that pretty much concludes the shots that I have. I hope it refreshes your
memory a little bit. What I'd like to do now is to briefly go through Chapter 1159 as proposed
and recommended by Planning Commission. And there are several points that I would like to
bring out, and especially those areas that Planning voted on as far as numbers are concerned for
density and setbacks and what have you and a few other areas just as general comments and
information.
Mr. Samac said I have a couple of comments on the first page here but I would like to wait and
do them sort of toward the end. But if you'd look on your proposed zone classification under
1159.03; (it's on page 2), one of the things I did want to point out was 1159.03 under Permitted
Uses, the Planning Commission recommended that there belimited-that the single-family
attached units, the clustered units, be limited to no more than 3 attached units before you have a
break between others. Under those permitted uses, of course, the regular or standard-type single-
familyhome would be permitted and detached cluster of single-family homes along with
attached single-family dwellings. So, that pretty much covers everything that is out there.
Again, their maximum number of attached units that they would like to see was limited to 3 units
attached.
Mr. Samac said the next Section, under 1159.05....
Dr. Parker asked, Bernie, could I ask you one quick question? (Bernie said yes.) Was there any
discussion as to 2 versus 3 versus 4-I mean, what was their thinking as to why not just 2
attached unitsor....
Mr. Samac replied, I am sure we had some discussion upon that-a lot of discussion but I think
ultimately what they settled on was like no more than 3 attached units as their recommendation.
Some of the ones that we'd seen are 4 attached; there's a few in there that probably have 5 or 6
units attached-but most of what you see out there are twos, threes and fours. You know,
depending on the design, the height and that sort of thing, I might see where almost any number
could fit depending on certain circumstances....
Dr. Parker said okay; I just wondered if it was like split half and half; half thought maybe we
should go with 2, half thought we should go with 3 and there was some compromise or what. .
Mr. Marquardt said I don't think there was much argument on that one.
Mr. Samac said I don't think so. There may have been....
Several people spoke at once.
Mr. Marquardt said that wasn't something that was voted on. Everyone was in agreement.
Dr. Parker said great.
