PRD Meeting
11-25-02
Page 8
Dr. Parker asked, so would some of these be considered triplexes-because there's 3....
Mr. Samac said yes. This development here consists of all triplex buildings-3 units
attached and then there is a separation. The-I didn't have all the information; I wasn't
able to get all the information as far as the setbacks-for this development but I did show
on the drawings that the front yards, rear yards are 50' and the sides are like 30'.
18. Slide #18 was shown. As slide 17 was changed to 18, Mr. Samac said our next slide
(18) is one of the several different types of developments in Highland Heights in the
Aberdeen Development. These units here are pretty much immediately off of Bishop
Road. They are duplex units; pretty good size units. The density in this area varies from
2.9 to 6.8 units per acre. Excuse me, the overall density varies from between 2.9 to 6.18
units per acre. This particular area which is designated as "Area A" in their development
chart is an area of a little over 7 acres with 30 units so it comes out to like 4.25 units per
acre.
19. Slide #19 was shown. As slide 18 was changed to 19, Mr. Samac said our next slide is
also in Aberdeen and it shows some of the ranches that are ranch-type developments
going on there. This is designated as "Area D." It's is close to 12 acres, 487 units on
the site with a 3.95 density. As you can see, most of them (or a lot of them) are still
under construction. A little different from some of the ones that we'd seen on our tour
where they were attached-triplexes and quadraplexes-2 stories in height.
20. Slide #20 was shown. As slide 19 was changed to 20, Mr. Samac said our next unit is a
little similar to what we had just previously seen. It's designated as an "Area E." the
units are little bit higher, have a little bit more brick to them. Density is 3.9 per acre.
This area here is like 17, almost 18 acres and will have like 70 units when it's complete.
21. Slide #21 was shown. As slide 20 was changed to 21, Mr. Samac said I believe our last
shot here, again, is in Aberdeen. It shows some duplex units. This area is a little over 7
acres. It's going to have 37 units total with a density of 4.9. Each of the units, so far,
have been constructed, look similar to that, as far as they being two-story type units,
duplexes and if it wasn't for the garage doors on the front, it almost looks like asingle-
familyhouse as opposed to a duplex.
Mr. Marquardt said I think they all have 35' setbacks and sidewalks.
Mr. Samac said yes, in Highland Heights (I have it here somewhere; I don't have it right
offhand) the development in Highland Heights in Aberdeen, the streets are dedicated
streets. They are in conformance with their street-their public street requirements. They
are public streets. The setbacks, I believe, they are 35'. And the sideyard setbacks, they
vary a little bit along with the distance between the units, I think it depends on which area
of the development you are at there. I think the closest thing that we'd run across was
about 15' between units in the Aberdeen Development. There was a group of single-
