The first 2 units that were built may not have basement areas but the others, <br />like the one in the photograph, they do have full basements in them. The density is-the <br />density in there is like 3 or a little over 3 units per acre. I could add, too, this <br />development-they had begun the development of Landerhaven (what was the old golf <br />course there) and were going to develop the entire site with a condominium project, two <br />units went in-the first two that are in this site here with this Landerhaven Court and <br />they-once those 2 models were built is when things changed; they went to-had the <br />rezoning redone to Office Park and this area here was pretty much a residual piece of <br />property that had no value for development of an office. That's why they ended up <br />developing it as this condominium project and from what I understand, the people in <br />there love it; they don't change hands too often, and it's a very secluded lot. <br />Dr. Parker said, I remember when we were going through there, this one struck me as one <br />of the most appealing and, as Bill pointed out, obviously it has matured landscaping or <br />trees, but I think when we look at the numbers also, I think that fact that it's the low <br />density, the 3 or so.... I mean, I don't know what-maybe that, to me, between the trees <br />and the grassy area and the low density-I thought it was a nice one-the nicest one that <br />we saw there. <br />Mr. Marquardt said I think not having all the garages face toward the street. <br />Dr. Parker said that probably too, which is helped by the density. <br />Mr. Marquardt said they had more variety in their structures. <br />15. Slide #15 was shown. As slide 14 was changed to 15, Mr. Samac said our next slide is <br />also in Mayfield Heights-that Wallflower Development. I gave you a little sheet on it; <br />it shows how that will be developed ultimately. If you are familiar with the site at all, <br />these units are pretty much adjacent to where the post office is on Landerhaven Drive or <br />Landerbrook Drive at Cedar Road-it's a little east of Brainard. When we took our tour, <br />these were just starting to come out of the ground. <br />16. Slide #16 was shown. [Continuing with the Wallflower Development], Mr. Samac said <br />this is a photograph of the front of one of the units-this front here sort of faces north; the <br />rear of the buildings actually face Cedar Road. <br />17. Slide #17 was shown. [Continuing with the Wallflower Development], Mr. Samac said <br />they are primarily brick; this is another photograph of them from a little further away and <br />I picked up another group of units. Mr. Samac said this last photograph [of this <br />development] is a photograph shot from Cedar Road showing the rear of these buildings. <br />There's probably (I'm guessing) 40-maybe there might be even a little more than 40' <br />from the rear of the buildings to the Cedar Road right-of--way. And I'm guessing from <br />where it's going to be widened out, the fronts-as you can see on the plan, they are pretty <br />much circular or oval-type developments where the units/fronts sort of face each other <br />with one entrance exit access off of Landerbrook Drive. <br />
