PRD Meeting <br />11-25-02 <br />Page 6 <br />Several people said that's Chester. <br />Mr. Samac said but in any event, they're much higher units that front on Chester Avenue. <br />11. Slide #11 was shown. As slide 10 was changed to slide 11, Mr. Samac said I think the <br />next photograph shows one a little bit closer; I believe that's a fourplex if I'm not <br />mistaken, but it could be a duplex, I'm not sure. Mr. Samac asked, do we have anymore <br />of that area? (Mrs. Garbo indicated no and Mr. Samac said to go to the next slide.) <br />12. Slide #12 was shown. Mr. Samac said I didn't drive through it to even try to guess at the <br />density but I would assume that you're probably looking at closer to 8-10 units per acre <br />in that development there. <br />13. Slide #13 was shown. As slide 12 was changed to 13, Mr. Samac said the next <br />photograph, number 13, we're back into Mayfield Heights. This is Pheasant Woods, the <br />development that's just south of Mayfield Road. We toured there. The site area there is <br />like 9 and 3/ at (7 3/ units; excuse me) 5 3/ units per acre with about 55% area open. <br />Again, this is a newer development. <br />Mr. Riter asked, Mr. Samac, Bernie, is that a dedicated street? It looks wider than most <br />of what we've been seeing. <br />Mr. Samac replied, I don't know if it's a dedicated street or not but I can tell you that it's <br />not built as a dedicated street. That I can tell you. I doubt very much that it is; I'm pretty <br />sure it is private. <br />Mr. Marquardt asked, do they have a problem with garbage collection? <br />Mr. Samac said the rubbish trucks and that, or at least the city trucks, wouldn't collect <br />rubbish from there; they would either have to bring it out to the street or have private <br />haulers go in to do their pick-ups. But I think that holds true with all of their condos and <br />they just recently got through a lawsuit over that that pretty much set the ground rules all <br />over for that type of service by the Villages or cities. The setbacks I have listed in there, <br />the fronts are 22'; rear/side yards are 30'; a distance of 15' between units and the unit <br />areas are 2,000 square feet plus with garages that are about 20' x 20'. These units <br />provide probably 25'--at least a 22' setback for the garages so that there's adequate room <br />for a car parking in front of the garage with enough room to either walk behind it or in <br />front of it, in most cases. <br />14. Slide #14 was shown. As slide 13 was changed to 14, Mr. Samac said the next <br />photograph is also in Mayfield Heights; it's Landerhaven Court. This is the development <br />that, as Bill had mentioned earlier (Bill Riter) but in any event, these units were built <br />probably 12-15 years ago and they have very mature landscaping in them now. They are <br />duplex units, most of them-well, they all have, you know, 2-car attached garages for <br />each unit. The way they were built, the one garage generally faces the street; the other is <br />aside entrance on each of the units. These units are pretty large in area. I'd marked <br />
