Mayfield Village Zoning Code <br />1159.02 PROVISIONS GOVERNING PLANNED RESIDFNTfAL <br />? DEVELOPMENTS <br />Because of the special characteristics of planned residential developments, special provisions <br />goveming the development of land for this purpose are required. Therefore, whenevet there is a <br />conflict or difference between the provisions of this Chapter and those of other Chapters and <br />Sections of this code, the provisions set forth in this Chapter shall prevail. <br />1159.03 PERMITTED USES <br />In a Planned Residential Development District? no building or prexnises shall be used, and <br />no building shall be erected, which is arranged, intended or designed to be used except for a Planned <br />Residential Development District Use, which include the following: <br />(a) Standard detached single-familp dwellings; <br />(b) Detached cluster single-family dwellings; , <br />(c) Attached single-familp dwellings which are defined as a building consisting of single- <br />family dwellings attached by one or. more party walls in-between; and limited to no <br />more than 3 attached units. <br />(d) Accessory uses customarily ittcident to the petmitted residential uses such as off-stceet <br />parking, recreational facilities, and mailboxes. No individual dwelling unit in this <br />District is pennitted an accessory detached building. <br />1159.04 OCCUPANCY REGULATTONS <br />(a) Famil?*. In a Planned Residential Develonment District, the definition of "family", as <br />found in Section 1145.01(k) is heteby moclified and axnended to read as follows: <br />"Family" means one or more person, related by blood, macdage or adoption, or not more <br />than (3) persons of the same seg not related by blood, marriage or adoption, who live <br />together in a dwelling unit as a nonprofit housekeeping unit, as distinguished from a <br />group occupping a boarding, lodging or tourist house, sororiry or fratemity house, hotel <br />or motel. <br />(b) Number of Persons Who May Occ= a Dwelling Unit No person shall maintain, ar <br />own a dwelling unit unless it contains at least 300 square feet of habitable floor area for <br />the first occupant and at least 200 additional square feet of habitable floox atea far every <br />additional occupant thereof, but in no case shall any dwelling unit contain less than the <br />minunutn nuxnber of square feet of habitable area required bp any oxdinance of the <br />Municipality. Habitable floox area shall be considered to mean the floor axea in rooms <br />used for living, sleeping, eating or cooking, and complqing with Chapter 1321 of the <br />Building Code, as amended, per pertaining to heaght and axea, and not counting <br />bathroms, lavatories, closets or basement rooms. <br />1159.05 . DEVELOPMENT REGULATIONS <br />(a) Minimum Project Size. The project size for a tract of land being developed in the <br />Planned Residential Development District shall be a ininunum of <br />4 contiguous acres. <br />? (b) Maximum Densitv.
