Please identify to the Board and <br />explain what Use District this is. . <br />Mr. Marrelli refers to; <br />Section 1173.03 (b) Office-Laboratory District (attached) <br />(1) Main buildin?s and uses <br />A. Offices: Professional, financial, public utility, executive, administrative and sales <br />offices. <br />B. Laboratories: Experimental, research and testing, all types of basic and applied <br />research of product design and development, including but limited to the <br />construction and operation of small-scale experimental operations. <br />Mr. Diemert asked, those aze a number qf uses other than just medical that are pernutted on the <br />Office/Lab District? <br />Mr. Marrelli replied, correct. Medical would require a Conditional Use or a USE variance. <br />Mr. Diemert asked, with the subject property have you experienced anyone coming in looking <br />for or having inquired about any of those other uses of having•been marketed on this property . <br />in question? ' <br />. ? <br />; <br />Mr. Marrelli replied, I have not. ` <br />Mr. Diemert asked, what is the use that has been marketed to your knowledge? <br />Mr. Marrelli replied, supposedly medical offices which I don't have any information because <br />I've never been contacted. <br />Mr. Diemert said, if you could please explain to the Board how it happened to become a <br />Conditional Use. <br />Mr. Marrelli explained,'iYs zoned OfficelLaboratory. Mr. Cannata came to us after doing his <br />market studies and decided that it should be a Conditional Use for medical because his research <br />proved there was a demand for medical office and that would be a suitable site for that. <br />Mr. Diemert asked, how long did that process take? <br />Mr. Marrelli replied, it took us 2 or 2%z years through numerous meetings with Planning <br />Commission, Board of Appeals where there were probably 11 or 12 variances given, site plans <br />were reviewed and re-reviewed and our Engineers went back and forth. It was a good 24 - 30 <br />months of labor between Sam and our force. i; <br />1 <br />__,!
