They are probably going to be an average o£ $400,000. If <br />you look at soine of the other developments going in at Cedar/Lander which is Mayfield <br />Heights; they are selling their 2,500 square foot units for $560,000. If you look over at <br />Highland Heights they are selling theirs at over $600,000. So I think we are pretty <br />reasonably priced. <br />Mr. Williams asked, are those also positioned as empty nesters? <br />Mr. Skoda replied, Mayfield Heights is for sure. The other has more of a two-story feel <br />for it than the ranch-style. . <br />Council President Saponaro asked, Chris, you talked about 1,800-3,000 square feet. Is <br />that set. in stone? For example, I know that a lot of homes are about 1,800 square feet. <br />Many are bigger in the Village right now so if I was downsizing, thinking of not wanting <br />as much, is tliat a plausible number? <br />Mr. Skoda replied; I believe 1,800 is our minimum. . <br />Mr. Coyne stated; for the record; the Code provides specifically the ininimum square <br />footage: A home that's one floor has to be a minimum of 1,800 square feet. One and a <br />half stories has to be a minirnum of 2,200 square feet - 1,400 square feet on the first floor. <br />If it's a full two-story residence, the miniinuin first, floor square footage is 1,400 square <br />feet and the minimum square footage of the entire home exclusive of the basement is <br />2,500 square feet. That is pursuant to Code. <br />Council President Saponaro stated, it's important to undeistand that because wlien we <br />think about downsizing; you can only work within the parameters of what's proyided in <br />the Code and if you are going to do a single story, what that looks like, correct? <br />Mr. Skoda replied, that's conect. I have a few customers who have contacted me. Some <br />live in Highland Heiglits. They used to live in the Village. They want to move back to <br />orie of these units. I have people in the Village that have laigei houses, Hanover Woods <br />for example, who would like to sell their liouses and move to a unit like this.
