SCHMIDT <br />AN ORDINANCE TO AMEND ORDINANCE N0. 159, THE ZONING <br />ORDINANCE OF THE VILLAGE OF HAYFIELD, BY ADDING <br />SECTION 32, PROVIDING FOR SMALL OFFICE BUILDING <br />DISTRICT, AND TRANSFERRING CERTAIN LAND ON THE NORTH <br />SIDE OF WILSON MILLS ROAD PRESENTLY IN MOTORISTS- <br />SERVICE AND CLASS U-1 (SINGLE RESIDENCE) USE DISTRICTS, <br />INTO A SMALL OFFICE BUILDING DISTRICT. <br />~~~ <br />G <br />III <br />~_~~ <br />r'~ <br />~~ <br />ren <br />si <br />paJ <br />~~ <br />S <br />_~ <br />~) <br />L <br />WHEREAS, this Council finds that Ordinance No. 159, known as <br />the Zoning Ordinance of the Village of Mayfield, as amended from time to <br />time, contains certain use districts; and' <br />WHEREAS, Council finds that certain land hereinafter described <br />on the Northerly side of Nilson Mills Road is presently zoned in part for <br />Motorists-Service uses and in part for Class U-1 (Single Residence) uses, <br />and that the highest and best use of said land is for the construction of <br />small one-story office-type buildings as hereinafter described, and that <br />such use will be conducive to the public health, peace, safety, comfort, <br />prosperity, convenience and general welfare, will provide added and needed <br />tax revenues for the Village, and will not substantially injure any other <br />property in the Village or the use thereof; and <br />WHEREAS, Council finds that this amending Ordinance has been <br />submitted to the Village Planning and Zoning Commission for approval, <br />disapproval or suggestions, and that said Commission has allowed a reason- <br />able time for consideration and report, and has approved the same in the form <br />herein set forth, and that a public hearing has been had thereon, and notice <br />of such hearing given in the manner provided by law. <br />NOW, THEREFORE, BE IT ORDAINED BY THE OOUNCIL OF THE VILLAGE <br />OF HAYFIELD, COUNTY OF CUYAHOGA, AND STATE OF OHIO, THAT: <br />Section 1. Said Ordinance No. 159, known as the Zoning Ordinance <br />of the Village of Mayfield, is hereby amended by adding Section 32, which <br />shall read as follows: <br />"Section 32 SMALL OFFICE BUILDING DISTRICTS <br />~~, <br />Cs <br />sir <br />~ i.~ <br />Sec. 32.1. INTENT. <br />Small Office Building Districts and their regulations are <br />hereby created to encourage the construction of small office-type buildings, <br />which will serve the needs of the community for medical, professional, <br />banking, savings and loan, insurance, executive, administrative, and funeral <br />home services, in one-story buildings, which will provide the highest and <br />best use of said land and will protect nearby neighborhoods by restricting <br />the types of uses of said land. <br />y <br />s <br />
