SCHMIDT AN ORDINANCE TO AMEND ORDINANCE N0. 159, THE ZONING ORDINANCE OF THE VILLAGE OF HAYFIELD, BY ADDING SECTION 32, PROVIDING FOR SMALL OFFICE BUILDING DISTRICT, AND TRANSFERRING CERTAIN LAND ON THE NORTH SIDE OF WILSON MILLS ROAD PRESENTLY IN MOTORISTS- SERVICE AND CLASS U-1 (SINGLE RESIDENCE) USE DISTRICTS, INTO A SMALL OFFICE BUILDING DISTRICT. ~~~ G III ~_~~ r'~ ~~ ren si paJ ~~ S _~ ~) L WHEREAS, this Council finds that Ordinance No. 159, known as the Zoning Ordinance of the Village of Mayfield, as amended from time to time, contains certain use districts; and' WHEREAS, Council finds that certain land hereinafter described on the Northerly side of Nilson Mills Road is presently zoned in part for Motorists-Service uses and in part for Class U-1 (Single Residence) uses, and that the highest and best use of said land is for the construction of small one-story office-type buildings as hereinafter described, and that such use will be conducive to the public health, peace, safety, comfort, prosperity, convenience and general welfare, will provide added and needed tax revenues for the Village, and will not substantially injure any other property in the Village or the use thereof; and WHEREAS, Council finds that this amending Ordinance has been submitted to the Village Planning and Zoning Commission for approval, disapproval or suggestions, and that said Commission has allowed a reason- able time for consideration and report, and has approved the same in the form herein set forth, and that a public hearing has been had thereon, and notice of such hearing given in the manner provided by law. NOW, THEREFORE, BE IT ORDAINED BY THE OOUNCIL OF THE VILLAGE OF HAYFIELD, COUNTY OF CUYAHOGA, AND STATE OF OHIO, THAT: Section 1. Said Ordinance No. 159, known as the Zoning Ordinance of the Village of Mayfield, is hereby amended by adding Section 32, which shall read as follows: "Section 32 SMALL OFFICE BUILDING DISTRICTS ~~, Cs sir ~ i.~ Sec. 32.1. INTENT. Small Office Building Districts and their regulations are hereby created to encourage the construction of small office-type buildings, which will serve the needs of the community for medical, professional, banking, savings and loan, insurance, executive, administrative, and funeral home services, in one-story buildings, which will provide the highest and best use of said land and will protect nearby neighborhoods by restricting the types of uses of said land. y s
