<br />CITY OF NORTH OLMSTED <br />PLANNING COMMISSION <br />r1INUTES - JANUARY 13, 1987 <br />I. ROLL CALL: <br />Chairman Burns called the meeting to order at 8:27 p.m. <br />Present: R. Bierman, T. Morgan, E. Traczyk, and J. Burns <br />Absent: B. Gorris and J. Wixted <br />Also Present: Assistant Law Director J. Dubelko, City Engineer J. Schaller <br />Building Commissioner S. Spino, Councilman R. Tallon and <br />Clerk of Gommissions B. Oring. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />T. Morgan moved to approve the minutes of December 9, 1986 as presented, <br />seconded by E. Traczyk, and unanimously approved. <br />III. BUILDING DEPARTMENT REQUESTS: <br />1) Fraulein's, 25700 Lorain Road <br />Proposal to convert existi.ng commercial building to lounge and restaurant. <br />(Heard by tfie Arehitectural Board of Review December 17, 1986) <br />Mr. Thesling, the owner, explained that the Architectural Review Board <br />had approved the reuised plans for the building and had stipulated that <br />parking spaces 1 and 32 be handicapped spaces. The Safety Department <br />report had also questioned the handicapped spaces .and had also stated <br />that it would be difficult to get to the rear of the building with the <br />present drive. PlanS show approximatel:y 7' of the building removed in <br />order to widen the drive. Fire Department advised that a fire hydrant <br />must tie installed. It was explained that the restaurant and dance floor <br />are at different grade levels (ab out 2 feet difference)', there are <br />offices on the lower level, and a residence on the top floor. The <br />dance floor and seating on the dance floor are designated as optional <br />since the owner is not positive that they will be installing them b ut <br />is asking approval for them at this time. Building Commissioner Spino <br />advised that parking conforms to code, however since there are three <br />uses in the b uilding there will be regulations on fire separation that <br />the Building Department must enforce. Mr. Thesling has not decided if <br />planting or fence would be installed along the west property line, if <br />they install a fence it will be the same materials as the building. No <br />additional lighting is planned, they now have a sola:r light in the rear <br />and a four way fixture in the front. Mr. Thesling advised Mr. Godfray, <br />a member of the audience, what changes they are making to the building <br />and parking area. He also explained to Councilman Tallon that they had <br />requested to be allowed a 24 month period before being required to cut <br />off the 7` section of the building since the existing drive is about <br />11 feet at present. Chairman Burns stated that the Commission could <br />not grant a delay in removing this portion of the b uilding. T. Morgan <br />moved to approve the proposal to convert the existing commercial <br />building to a lounge and restaurant with residence and office in the <br />same building including the recommendations of the Architectural Board
