L. `? "_' ? . <br />PLANNTNG COMMTSSION JANUARY 17, 1987 PAGE 4 <br />VIII. OLD BUSINESS: <br />Informal discussion of Miltcn`s Restaurant rezoning request. <br />Mr. R. Swietyniowski, representing Milton's Restaurant, is requesting some <br />input from the Commission in an attempt to resolve the parking problems <br />which are existing at this location. A rezoning request for the residen- <br />tial lot to the rear of the restaurant was denied'previously. He is con- <br />tending that this vacant property is-unlikely to be developed residentially <br />and is offering two possible parking plans for this property both of which <br />have dense landscaping b uffering the residential area and neither of which <br />has aecess on the residential street. He pointed out that some fencing <br />could also be added. One plan would extend the zoning line so that it <br />would be in line with the line on the adjacent property, the alternative <br />plan would place the zone Iine in the middle.of the property. Mr. Morgan <br />has problems with rezoning one lot at a time. Mr. Swietyniowski responded <br />that a rezoning should not set a precedent, each situation should be con- <br />sidered separately. Commission discussed some alternatives: not assembling <br />the lot so that it would not be buildable commercially; a zoning classification <br />that would allow parking only; or rezoning with restrictions that the pro- <br />perty can only be used for parking. Assistant Law Director Dubelko advised <br />that once the property is rezoned it can be used for any permitted use in <br />the General Retail district, but ther•e could be some type of restrietive <br />covenants or some controls placed upon the property. <br />Election of o€ficers will be postponed until alI members are present.. <br />IX: ADJOURNMENT s <br />J.
