. ? ? <br />-? CITY OF NORTH OLMSTED <br />PLANNING COMMISSION <br />MINUTES - FEBRUARY 10, 1987 <br />I. ROLL CALL: <br />Chairman Burns called the meeting to order at 8:05 p.m. <br />Present: R. Bierman, B. Gorris, E. Traczyk, and J. Burns <br />Absent: T. Morgan <br />Also Present: Safety Director H. Becker, Assistant Law Director J. <br />e Dube.lko, City Engineer J. Schaller, Councilmen R. Tallon <br />and W.'Lackey, and Clerk.of Commissions B. Oring. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />B. Gorris moved to approve the minutes of January 27, 1987 as presented, <br />seconded by R. Bierman, and unariimously'approved. <br />III. BUILDING DEPARTMENT REQUESTS: <br />1) Space Age Industrial Design, Permanent parcels 233-06-10 and 233-06-16 <br />Bradley Road (southwest of;31157 Bradley Road). <br />, Proposal to construet building in.Limited Industrial Area. <br />Mr. Del Giudice, arcliitect,.explained proposal for the 6,000 square <br />- foot building-located on a 3 acre lot; there will be approximately <br />2,000 square feet of office space and 4,000 square feet of machine <br />shop area. Building will be set.b ack about 150 feet from the road <br />with 22 parking spaces; front and back set b acks will_remain natural <br />with existing trees; retention and.drainage are planned. Front of <br />building will be brick with split b loek on o:ther sides. City Engineer <br />Schaller verified that lot is entirely in the Limited Industrial <br />District and that two lots will be assembled at the February-24th - <br />meeting and will.have 175 foot frontage.. Assistant Law Director <br />. Dubelko advised that mi:nimum frontage in the Limited Industrial District <br />should be 200 feet.; however, these are two legally non-conforming lots <br />and no variance is required since the assemb ly will make them less <br />non- conforming. Mr. Bierman requested that the Building Department <br />look into the parking spaces in.the front set back and the apulicability <br />of Section 1213.02 which requires 2 access dri:ves if there are 20 park- <br />ing spaces or over. Mr. Del Giudice advised that there would be one <br />pole light on the property and lights on the east end of the b uilding <br />which will be directed out and down onto the parking lot. Mr. Hardy <br />,explained that concrete area on the rear is to be used as a patio at <br />present, but may be:used for future expansion if necessary. Dumpster <br />screening is not shown on the plans, but the developer will screen. <br />It was explained to Mr. Thomas, a neighbor, that no fence is planned <br />on the propertq. Assistant Law Director Dubelko expressed concern that <br />buffer area adjacent to residential property will meet requirements of <br />the code, and does not believe that it is sufficient to just leave it
