CITY OF NORTH OLMSTED <br />PLANNING COMMISSION <br />MINUTES - MARCH 10, 1987 <br />I. ROLL CALL: <br />Chairman Burns called the meeting to order at 8:14 p.m. <br />Present: M. Betts, R. Bierman, B. Gorris, J. Thomas, E. Traczyk, and <br />J. Burns. (Mr) : Betts, a new member, was sworn in by the Mayor <br />previously.) <br />Absent: T. Morgan <br />Also Present: Assistant Law Director J. Dubelko, City Engineer J. Schaller, <br />Safety Director H. Becker, Councilmen MeKay and Rademaker, <br />and Clerk of Commissions B. Oring. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />B. Gorris moved to approve the minutes of February 24, 1987 as presented, <br />seconded by E. Traczyk, and unanimously approved. <br />III. BUILDING DEPARTMENT REQUESTS: <br />Chairman Burns announced that the agenda would be amended to hear item <br />number 4 first. <br />4) Caron Properties, 23755 Lorain Road <br />Proposal to renovate and add to office building. <br />(Special permit granted by the Board of Zoning Appeals Piarch 4, 1987). <br />Mr. Strang, the owner, explained that the existing first floor of the <br />building had approximately 2,800 square feet and the partial second <br />floor containing 1,400 square feet was previously used as an apartment; <br />they will now be expanding the second story to cover the entire first <br />floor and will be adding a small two story additi.on (basically will be <br />squaring of€ the building); since the current tenant requires a garage, <br />it will remain on the property; the main entrance will be relocated <br />to the west side of the building; and the entire exterior will be <br />renovated. Safety Director Becker stated that the 29 parking spaces <br />shown conform to code. No handicapped spaces are shown, but one is <br />required and can be included. All mechanical equipment is to be en- <br />closed and they are not planning to have a dumpster. Mr. Thomas ques- <br />tioned if a dumpster would be required and if there are any restrictions <br />regarding the city's providing trash removal. Assistant Law Director <br />Dubelko will research this. It was pointed out that the front set back <br />is less than the required 50 feet and the building is only 3 feet off <br />the property line. A special permit had been granted by the Board of <br />Zoning Appeals to add to and renovate a non-conforming building. B. <br />Gorris moved to refer the Caron Properties proposal to renovate and <br />add to an office building at 23755 Lorain Road to the Architectural <br />Board of Review for their input, to the Safety Department for their <br />review and comments, and to the Engineering Department, seconded by <br />R. Bierman, and unanimously approved.
