PLANNING COMMISSION MARCH 10, 1987 PAGE 2 <br />1) Gareau Building, Lorain Road and David Drive (heard at this point) <br />Proposal to construct retail/office building. <br />Heard.by the Architectural Board of Review March 4, 19870 <br />The Architectural Board of Review had approved the plan as submitted. <br />The Safety Department stated that there were not enough handicapped <br />spaces shown on the plan and that they could not determine where handi- <br />capped ramps were to be located; and also advised that the access drive <br />closest to Lorain Road on David Drive was too close to the intersection. <br />The Fire Department had no objection to the plan. S. Schill, Mongello <br />and Associates, and Mr. Gareau, the owner, presented the revised site <br />plan which now shows one relocated driveway off David Drive thus elimin- <br />ating the driveway closest to Lorain Road; an additional handicapped <br />space can be installed at the front of the building; and parking lot <br />lights will be on•22 feet 6 inch poles and will be directed down. <br />Mr. Schill advised that they are not requesting approval of signage at <br />this time but Mr. Gareau prefers a ground sign. R. Bierman moved to <br />approve.the revised prints dated March lOth as submitted this evening <br />to construct a retail/office building, Lorain Road and David Drive, <br />known as the Gareau Building, seconded by E. Traczyk, and unanimously <br />approved. <br />2) Ron's North Olmsted Beverage Drive-Thru and Video Store, 30700 Lorain Rd. <br />Proposal to change exterior material on south and east elevation to <br />metal, brick was previously approved by Planning Commission June 24, 1986 <br />and Architectural Board of Review on June 18, 1986. <br />Mr. Hootman, the contractor, explained that another contractor had <br />appeared before the boards during the initial approval. The plans <br />that he bid on did not show b rick on all four sides, and he was un- <br />aware that this was required. He is now asking approval for steel <br />siding on the rear elevation and a portion of the east wall of the <br />building. The Commission believes that the Architectural Board should <br />review this change. B. Gorris moved that this proposal be referred <br />to the Architeetural Board of Review at this time, seconded by M. Betts. <br />Roll call on motion: Gorris, Betts, Bierman, Traczyk, and Burns, Yes. <br />Mr. Thomas, No. Motion carried. <br />3) Waghray 0€fice Building, 24693 Lorain Road <br />ProposaT to renovate and add to existing building to convert ta medical <br />office building. (Special permit granted by the Board of Zoning <br />Appeals March 4, 1987). <br />A special permit has been granted by the Board of Zoning Appeals to <br />add to and renovate a non-conforming building. It was explained that <br />a small two story addition would be constructed on the rear; the ex- <br />isting front porch would be removed and replaced with landscaping and <br />a front entrance would be constructed for the doctors with a main <br />entrance in the rear off the parking lot; the entire exterior will be <br />renovated and new windows installed; a portion of the present asphalt <br />in front will be removed for landscaping and grass and some grass will <br />be included on the west side of the building; and existing garage in <br />the rear will be removed. Site plan is not to scale, and the Commission <br />has some questions regarding it. Sixteen parking spaces are shown, <br />and Safety Director Becker explained that the code requires 5 spaces <br />for each doctor and they are planning to have 2 doctors in the office.
