PLANNING COMMISSION MARCH 24, 1987 PAGE 5 <br />City Engineer Schaller explained that block "A" will be removed from <br />sublot 9 and block "B" will be removed from sublots 22 and 23 of the <br />proposed subdivisions and that these parcels will be assembled to the <br />adjacent golf eourse as the terms of an agreement between the developer <br />and Mr. Yesberger, owner of North Olmsted.Golf Course. Mr. Rosebeck, <br />Sunri:se Development Company., explained that Block "B" is being assembled <br />to the golf course in order to attempt to keep golf b alls from entering <br />the subdivision, as an additional precaution they will be installing <br />an earth mound and a perpetual green belt buffer zone (20 feet in depth) <br />which must be maintained.as stipulated in the agreement. Block "A" <br />is being assembled to rectify a small encroachment of the golf course <br />into subdivision property. The sublots involved will still conform to <br />code. Mr. Gorris questioned if the removal of block "B" from sublots <br />22 and 23 would cause a variance to be required in order to construct a <br />house on the lots. Mr. Schaller did not believe that variance would <br />be necessary since the square footage of the lots exceed the minimum <br />required. He also advised that the condition of filing the sub division <br />was that these parcels must be assembled to the adjoining parcels. Mr. <br />Yesberger stated that he believes that the anticipated problems have <br />been partially resolved. J. Burns moved to approve the Pebblebrook <br />Subdivision proposal to realign the rear property lines of sublots 9, <br />22, and 23 of the subdivision creating a parcel "A" and parcel "B" <br />contingent upon assembly of block "A" and block "B" to the adjoining <br />acquiring parcel, seconded by T. Morgan, and unanimously approved. <br />V. COMMUNICATIONS: <br />Memo from acting Building Commissioner Sanker advising that the request by <br />Planning Commission March lOth pertaining to the trees on the Crestmont <br />property has been forwarded to the city forester. <br />VI. COMMITTEE REPORTS: <br />Chairman Burns advised that the Transportation Study Committee, in conjunction <br />with the study of the ramps off 1480, had discussed the possible rezoning of <br />a triangular area on either side of Old Columbia Road between Brookpark Road <br />and Interstate 1480 and including Grace Road. Several zoning.classifications <br />were discussed and some of the council members-present indicated that something <br />should be done with this property. <br />VII.- NEW BUSINESS: <br />Mr. Gorris, who had previously requested that all plans presented to the <br />Commission be to scale, would also.like the Building Department to make sure <br />that site plans be on one drawing; and if any changes to?a previously approved <br />plan are presented, that at least one copy of the originally approved plan <br />also be presented. <br />Mr. Burns would like the clerk to forward a note to the chairman of the <br />BZD Committee, to. -find out if neTa Zoning Code books are to be revised and <br />reprinted, and also to suggest that the Commission's copies be in a three <br />ring binder type-format so that revisions could be added; other people <br />within the.city-might also prefer this arrangement. :.
