,. ?
----------------- - - ----------- ------ - -----
CITY OF NORTH OLMSTED
PLANNING COMMISSION
MINUTES - APRIL 14, 1987
I. ROLL CALL:
Vice Chairman Morgan called the meeting to order at 8:10 p.m.
Present: M. Betts, R. Bierman, T. Morgan, J. Thomas, and E. Traczyk
Absent: J. Burns and B. Gorris
Also Present: Assistant Law Director J. Dubelko, City Engineer J. Schaller,
Acting Building Commissioner D. Sanker, and Clerk of Commissions
B. Oring.
II. REVIEW AND CORRECTION OF MINUTES:
J. Thomas moved to approve the minutes of the March 24th Planning Commission
meeting, seconded by M. Betts, and unanimously approved.
III. BUILDING DEPARTMENT REQUESTS:
1) United Dairy Farmers, corner of Lorain and Columbia Roads.
Proposal to reverse position of building from plan previously approved
by Planning Commission October 28, 1986.
Mr. Schill, Mongello and Associates, and r1s. Dedricks, representing
United Dairy Farmers, explained that the building will now be a mirror
image of what was previously approved. Parking; dumpster location and
set b acks wi1.l remain the same. This change is proposed because the
previous plan had the ice cream parlor facing Columbia Road, and they prefer it to face Lorain Road and also, from a marketing standpoint,
they believe this floor plan for the convenience store will be more
effective. Mr. Thomas suggested either relocating the handicapped space
since a person using.that space would have to go around the landscaped
island to get to the ramp,or, at least, relocating the ramp so that it
is adj acent to the space. Ms. Dedricks is concerned that if they put
the space right next to the entrance customers other than the handicapped
might use it, and also believes that it should not be located in a
congested area. She agreed that the ramp could be relocated. M. Betts
moved to approve the plans submitted by the United Dairy Farmers, corner
of Lorain and Columbia Roads subject to the change that we ask for, the
relocation of the handicapped access ramp to be moved from the northern
section of that island to make it adjacent to the handicapped parking
space as drawn on these plans, seconded by E. Traczyk, and unanimously
app roved.
2) The Lorain Corporation, 25615 Lorain Road (the southwest corner of Lorain
Road and Fleh arty) .
Proposal to construct retail b uilding.
e Mr. Schill, Mongello and Associates, presented plans for a one story
retail building with a basement storage area. There are no definite
tenants as yet, however, they are planning only two units. Mr. Schi11
