Mr. Morgan suggested that one <br />of the curb cuts on Lorain Road be eliminated; that lower building lights <br />be used in the rear property instead of pole lights; and that fence be <br />6 feet high instead of 5 feet. Mr. Schill s.tated that they had planned <br />that trucks would enter the westerly Lorain Road drive and exit the <br />Fleharty Road.drive (no such signage is planned), but believes that <br />their client would agree to one more centrally located drive. The <br />Commission questioned the distance between the Fleharty Road curb cut <br />to the adjacent residential cut. This is not on the plans, b ut Mr. Sanker <br />will check it. Mr. Peters and Mr. Mues, who live at the rear of this <br />property, viewed the plans. Mr. Peters expressed concern about drainage <br />(this property is higher than theirs); fencing, lighting, traffic on <br />Fleharty, location and height of building, and snow being plowed onto <br />their property. It was explained that retention and drainage plans must <br />be submitted and no.water would be allowed to r.un off onto their property, <br />that the Commission has asked for lower building lights in the rear, and <br />for a 6 foot fence on the rear property line (Mr. Peters would prefer a <br />3 or 4 foot concrete wall). M. Betts moved to submit plans for the <br />Lorain Corporation that were submitted this evening to the Engineering <br />Department, Safety, and the Architectural Board of Review, and also that <br />the curb cut on Lorain Road be changed from two to one per the discussion <br />with the developer, and with special emphasis placed upon drainage con- <br />cerns to allow those bodies to make recommendations after their review, <br />seconded by E. Traczyk, and unanimously approved. In response to his <br />question, City Engineer Schaller was advised that the drainage concerns <br />must be addressed at the next Planning Commission meeting. <br />3) Diederich Building, 29732 Lorain Road <br />Proposal to convert dwelling to office building including the eonstruction <br />of two small additions. <br />Mr. Woodman, architect, and Mrs. Diederich, the owner, explained that the <br />residence is to be converted into office use for Mrs. Diederich, as well <br />as some rental offices. A small shed area will be added to the rear of <br />the building for storage-and a new porch will be added on the front. <br />Acting Building Commissioner Sanker advised that 9 parking spaces are re- <br />quired and 10 spaces including a handicapped space are planned. Low, <br />6 foot high pole lights are planned and there will be no dumpster. The <br />Engineering Department has received retention plans, but these have not <br />been reviewed as yet. Landscaping plans will be presented to the Archi- <br />tectural Board of Review. R. Bierman moved to forward the proposal at <br />29732 Lorain Road to convert dwelling to office building to the Architec- <br />tural Board of Review, the;Safety Department, and the forester, seconded <br />by J.
