I <br />PLANNING COMMISSION APRIL114, 1987- PAGE 4 <br />IV. NEW DEVELOPPENTS AND SUBDIVISIONS: <br />1) Bradley Oaks Subdivision Final P1at <br />The project is located on the west side of Bradley Road and proposes to <br />subdivide parcel 233-4-1 into 21 sublots. The area is zoned "B" resi- <br />dential and all proposed lots conform to minimum frontage and square <br />foot requirements. The preliminary plat was approved by Planning <br />Commission October 14, 1986 and by Council December 16, 1986. <br />City Engineer Schaller presented the final plat for the 21 sublot <br />sub division, advising that the Council had approved the cul-de-sac <br />wfiich exceeds the maximum length allowed. Improvement plans will be <br />presented later. Mr. Dee, a resident of the neighborhood, but not <br />an abutting property owner, expressed surprise that the Council would <br />have approved the cul-de-sac and is objecting on the basis that this <br />type development is not in keeping with the larger lots in the rest of <br />the neighborhood, pointing out that there will be 21 houses on 8 acres. <br />He read part of the Planning Commission minutes of October 14, 1986 <br />in which the engineer for the project stated that even though the <br />area is zoned "B" Residential, these lots will conform to the "A" <br />residential requirements; and he is concerned since the lots do not <br />conform to the "A" requirements. Mr. Schaller stated that there are <br />only 4 sublots which do not conform to the "A" requirements, and the <br />other lots do exceed them. Mr. Dee believes that this project will <br />cause other problems: traffic congestion, drainage, and water pressure <br />wliich he will address when the improvement plans are presented. He <br />also stated that since this development is surrounded by the Metro Parks, <br />it will destroy, the area which is a wild life sanctuary. M. Betts <br />moved to give final approval of this plat, designated.as Bradley Oak <br />Estates Sub division on Bradley Road, subject to the next steps of <br />further development, concept and p.lans per review by the anpropriate <br />body, seconded by T. Morgan. Roil call on motion: Betts, Morgan, <br />Bierman, and Thomas, '.yes. Mrs. Traczyk, no. Motion carried. <br />V. COMMUNICATIONS: <br />An invitation to the 40th annual meeting of the Regional Planning Commission <br />was extended to all members. <br />VI. COMMITTEE REPORTS: <br />No items. <br />VII. NEW BUSINESS: <br />No items. <br />VIII. OLD BUSINESS: <br />In reference to the minutes of February 24, 1987 pertaining to Sp ace Age <br />Industrial Design proposal, Mr. Schaller is asking for clarification of the <br />rear 50 foot buffer area as described.
