<br />i <br />I. ROLL CALL: <br />CITY OF NORTH OLMSTED <br />PLANNING COMMISSION : <br />MINUTES - APRIL 28, 1987 <br />Chairman Burns called the meeting to order at 8:10 p.m. <br />Present: M. Betts, R. Bierman, T. Morgan, J. Thomas, E. Traczyk, and J. Burns <br />Absent: B. Gorris <br />Also Present: Assistant Law Director Dubelko, City Engineer J. Schaller, <br />Acting Building Commissioner D. Sanker, and Clerk of Commissions <br />B. Oring. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />1) Welker Garage, 23538 Lorain- Road- <br />Proposal to construct addition to existing garage. <br />(Smaller addition approved by Planning Commission April 24, 1984, but <br />never construeted.). <br />Proposal withdrawn by the developer. <br />2) The Lorain Corporation, 25615 Lorain Road (southwest eorner of Lorain <br />, and Fleharty Roads). <br />Proposal to construct retail building. (Heard by Architectural Board <br />of Review April 22, 1987). <br />Mr. Schill, Mongello and Associates, presented revised site plan which <br />reflect the recommendations of the Commission at the last meeting: pole <br />liohts have been removed from the rear property and 3 wall mounted fixtures <br />will be installed on rear of building; easterly drive off Lorain Road <br />has been removed and 3 parking spaces added; and retention plans have <br />been submitted to the Engineering Department. The'Architectural Board <br />of Review had approved design and materials as submitted. Forester's <br />report suggested: two trees on the east property line, north of entrance, <br />be saved by installing islands around them; neighbors' trees on rear <br />property 13ne can be saved bp increasing the seeded area'to 12 feet (he <br />suggested decreasing the size of the parlcing spaces to 18 feet long), <br />they should be protected with a temporary fence during construction and <br />fertilized and pruned after construction; and he suggested planting 8 <br />snow drift erali trees on Lorain. Road. Ttaenty foot parking spaces are <br />requiredby code, size of spaces cannot be reduced. The Safety Depart- <br />ment report stated thav.there may not be enough room for large vehicles <br />to make turn around the building, and trucks using the Fleharty Road <br />drive could have a difficult time getting up the hill in the winter. After some discussion regarding the trees, Mr. S.chill agreed to remove ;5 parking spaces on the southwest corner of the parking lot, and <br />. seeding a 12 foot area there;.two trees will be removed and later re- ' <br />placed with 2 snow drift.crab; one parking space on the southeast corner.will be removed to protect trees with anisland; and he agreed'` <br />to prune and fertilize neighbors' trees after construction: Assistant,: <br />Law Director Dubelko requested that 'the Building Department check into the Standard Designs for Parkirig.Areas. as.stated in the Zoning.Code to . <br />determine if there is sufficient radius for trucks to make it around to
