Mr. Pfaff,-a neighbor,.stated <br />several concerns: commercial traffic exiting onto a residential street; <br />increasing present problems of turning left onto Lorain Road; existing <br />drainage problems will get worse, and noise problems. City Engineer <br />Schaller explained that retentiori system would tie into the storm sewer <br />on Lorain Road and agreed that truck traffic cduld .damage Fleharty Road. <br />Mr. Schaller also advised that the city shows a sanitary sewer easement <br />on the rear of two of the parcels involved. This easement does not show <br />on the engineer's site plan. Mr. Thomas suggested that dumpster be moved <br />away from the fence (adjacent to residential property) to have some green <br />area between the fence and the dumpster. Commission discussed elimin- <br />ating the Fleharty Road drive with the possibility of two drives on Lorain <br />Road; the diagonal parking spaces in front whieh directs traffic to the <br />Fleharty Road drive; traffic flow.problems around the building, since <br />the building may be too large for the property, the possibility of <br />reducing its width which would increase the tuming radius; and the <br />loeation of the easement. Chairman Burns requested that this proposal <br />be tabled until the next meeting at which time the Engineering Depart- <br />ment can determine exactly where the sanitary sewer easement is loeated, <br />the Building Department can verify the turning radius and he requested <br />that the developer consider 2 curb cuts on Lorain Road, closing one exit <br />on Fleharty, to study the traffi-c flow on the property, and consider <br />reducing the width of the b uilding.to alleviate some of the problems. <br />T. Morgan moved to table the Lorain Corporation proposal to construct a <br />retail building until the next meeting and ask the Building Department <br />for their input relative to the minimum requirements as far as the turn- <br />ing radius on the western side of the building; to the Engineering <br />Department to make an overlay of a possible sanitary sewer and its <br />easement; and also request that the developer come back with revised <br />plans showing the building shortened in the north/south direction to <br />accommodate straight in parking in the front of the property, to show <br />the deletion of the five p arking spaces in the southwest corner and show <br />the 12 foot greenery as recommended by tlie forester, as well as the <br />deletion of the one parking space in the southeast corner again to <br />protect the trees there as recommended by the forester, and also in <br />keeping with what the forester had in mind along the eastern property <br />line because of the removal of the two existing trees, their replace- <br />ment with appropriate or like trees, seconded by M. Betts, and unanimously <br />approved. <br />3) Diederich Building, 29732 Lorain Road <br />Proposal to convert dwelling to office building including the construction <br />of two sma11 additions. (Heard by Arch'itectural Board of Review April 22, 1987). <br />Chairman Burns stated that the Architectural Board of Review.had approved <br />plans as submitted. The Safety Department advised that there was no <br />area for delivery trucks to ?turn; so:they must back out onto Lorain Road, <br />b ut they did not view this as a protilem in this area. The forester ad- <br />vised that there.are 3 spruce trees which are diseased and should be <br />removed. Mrs. Diedricti advised that these trees are to be removed along with a small crab apple tree. Mr. Woodman, architect, explained that <br />they are adding.about.3 feet to the front porch; patio enclosure will be <br />changed to use as an office, and a tool shed will be added to the rear.
