CITY OF NORTH OLMSTED • <br />PLANNING COMMISSION <br />MINUTES - MAY 12, 1987 <br />I. ROLL CALL: <br />Chairman Burns called the meeting to order at 8:.10 p.m. <br />Present: M. Betts, R. Bierman, B. Gorris, J. Thomas, E. Traczyk, and J. Burns <br />Absent; T. Morgan <br />Also Present: Assistant Law Director J. Dubelko, City Engineer J. Schaller, <br />Acting Building Commissioner D. Sanker, and Clerk of Commissions <br />B.. Oring. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />J. Thomas moved that the minutes of April 28th Elanning Commission meeting <br />be approved, seconded by R. Bierman, and unanimously approved. <br />IIIo BUILDING DEPARTMENT REQUESTS: <br />1) Lorain Corporation, 25615 Lorain Road (southwest corner of Lorain and <br />Fleharty Roads). <br />Proposal to construct retail building (continued from the meeting of <br />April 28, .1987). (Heard by Architectural Board of Review April 22, 1987.) <br />Mr. Schill, Mongello and Associates, and Mr. Goold, the owner, presented <br />plans explaining that the width of the building has been reduced to: <br />38 feet to accommodate straight in parking; length of the building:has <br />been reduced to 193 feet to accommodate 25 foot drives on each side of <br />the building; landscaping has been redesigned.to include some of the <br />recommendations of the forester; egress drive on Fleharty Road has been <br />eliminated and easterly property line is now landscaped. Mr. Goold <br />had previously submitted a letter outlining these changes. Acting Build- <br />ing Commissioner Sanker advised th at the distance between the two drives <br />is 134 feet and the ordinance required a maximum of 120 feet; that 43 <br />parking spaces are being provided, and 40 are required and turning <br />radius at rear of building would not be adequate for tractor trailers, <br />b ut that there is nothing in the ordinance which requires that it must <br />be. Assistant Law Director Dubelko agreed but stated that drives should <br />conform to the Parking Lot Design Standards;of the Zoning Code, and type <br />of vehicles servicing.the b uilding must be taken into consideration. <br />Mr. Sanker adyised that there are 4 spaces which could be used as the <br />tuzni:ng radius. Mr. Goo1d stated that their deliveries are by 20 foot <br />"tr.uck"s. ;?-but::there is no:.definite: tenant for other unit.: City Engineer <br />Schaller advised that there is no restriction against paving over the <br />sewer easement and that an item will be included in the assembly plat <br />wliich will make the sewer easement consistant:with the sewers that were <br />constructed. Since there are traffic problems in the area now, Mr. Betts <br />questioned.having a driveway 68 feet from Fleharty Road: Mr. Burns <br />- stated that curb cuts conform to the code. Mr.. P€aff, a resident, is <br />satisfied since Fleharty.Road drive has been eliminated, and landscaping ; <br />plan and fencing. was e-xplained to Mr.: Peters, a resident, who stated
