Mr. Andreano, engineer, and Mr. Needles, the developer, explained that <br />the final plat had been approved by Planning Commission previously and <br />was foYwarded to the BZD Committee of Council who requested that the <br />final plat conform to the preliminary plat and that it be returned to <br />Planning Commission. Mr. Andreano explained that the preliminary plat <br />had shown 10 lots with 80 foot frontage, and the final plat had reduced <br />some of these lots to 79 feet. Mr. Needles explained that they had <br />reduced the width of these lots in order to h ave deeper lots on the cul- <br />dersac, but the plan was basically they same. City Engineer Schaller <br />explained that this plan includes both the final plan and the improvement <br />plans. The residents viewed the plans and were advised of the code re- <br />quirements for the size of houses in the "A" and "B" residentials districts <br />and that there was no information available on the types of homes to be <br />built since this is not the purview of the Commission. Mr. Dee stated <br />th at the residents of Bradley and Barton Roads requested th at the Com- <br />mission to again consider their concerns about such a development in their <br />neighborhood which they believe is not in keeping with the existing homes, <br />as well as the problems caused by additional traffic, drainage, and the <br />fact. that. the development i.s being b uilt in the middle of a swamp <br />£orest and the resulting problems these residents will have with misqui- <br />toes; Mr. Passig'pointed out that there are no sidewalks on Bradley <br />IZoad and is a.hazard for school childrem. Mr. Beursken, also a resident <br />of Bradley Road, disagreed with Mr. Dee stating that if this property <br />is dra,ined properly it could possib ly help the misquito problem. Mr. <br />Burik is concerned that the developers wi11 have to come onto his pro- <br />? perty since there is no easement for the eulvert pipe on his lot. <br />Mrt $challer stated that there was no provision for work to be done on <br />anyone!s.propearty. Mrs. Dee did not believe that draining 8 acres will <br />help the mi.squito prob lems since there are over 800 acres of park pro- <br />perty. . M, Betts moved to approve the revised final plat and improvement <br />plans for the Bradley Qaks $ubdi,vision as submitted, seconded by R. <br />Bierman, and unanimously appr.oved: <br />3) Re--Subdiyision of 7515 Company's Subdivision No. 1 <br />The proposal is to realign the property lines of sublots 1, 2, and 3. of <br />75.15 Campany's Subdivision No. 1 which is recorded in Volume 299, page 80 <br />of.county records. The lots are presently zoned "B" Residential and the <br />new lots would meet the frontage and minimum area requirements of the code. <br />Mx'. McKa.y, the developer, explai.ned that the original plat showed these <br />three ],ots on Columbia Road, but they have removed the house from a lot <br />with.:l00.feet frontager:and are now realigning lot lines of all 3 lots <br />so that all will have equal widths. J. Thomas moved to approve the <br />re-subdivision of the 7515 Company's Subdivision Number 1 as presented, <br />seconded by Tt Morgan, and unanimously approved. <br />V.
