DiBenedetto, the owner, explained that brick had been approved for the <br />front and side elvations with split face block on the rear. He is now <br />requestfng approval of white split face block for the entire building. <br />No othe.ir'materials or colors will be changed. R. Bierman moved to forward <br />the proposa7, to change exterior material on Cheradon Plaza III, southeast <br />cprner of Dover Center Road, to the Architectural Board of Review, seconded <br />by M., Betts, and 'unanimously approved: <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) Subdivision and Assembly Plat for Carriage Carpet. <br />This proposal is to realign the property lines of permanent parcels <br />236,6--5, 236-6-6, 236_6-?,7, 236-.6-8, and 236--6-9 and creating two distinct <br />parcels, Parcel 1 would be the parcel containing the proposed Carriage <br />Caxpet facility and Parcel 2 is the remnant of the existing parcel <br />presently housing the Speedy Muffler King Shop. All parcels are presently <br />zoned General Retai,l Business. Parcel 1 would have a frontage of 465.45 <br />feet along Lorain Road and would contain 2.046 acres. Parcel 2 would <br />have af rontage 6f.88.60 feet'along Great Northern Boulevard and an area <br />of 0.58.11 acres (25,313 square feet). <br />City Engineer Schaller explained that the Lorain Road portion of the <br />Speedy Muffler King property is to be split off and assembled along with <br />the existing Arthur Treacher's lot to the adjacent Carriage Carpet lot, <br />thus creatj;ng 2.paxcels, parcel 1, the Carriage Carpet property, and the <br />xemaining parcel 2 containing the-Speedy Muffler King Building. Since <br />the exist?ng Speedy Muffler King frontage along Great Northern Boulevard <br />is non,confQrming (the square footage conforms), Assistant Law Director <br />Dubelkp Adyised that a variance would have to be obtained from the Board Qf Zpning Appeals prior to approval of the lot split. Mr. Valore, attorney <br />fox the developeX, pointed out-that this subdivision does not affect the <br />fxontage on Gze.at Northern and that the lot never had the conforming 150 <br />foot frontage.' Mx,_ Dubelko responded that the original lot was legally non--conforming, but a variance wi11 be required now because they are <br />cx'eati;ng a. new lot., Pxoposal was explained to an adj acent neighbor, <br />Mxt Abuzahrieh, who had np abjection. T. Morgan moved th at the proposal <br />fp.r the sulidivisi:on and assembly plat for Carriage Carpet be forwarded <br />tQ the BoaXd of Zoning Appeals for a variance of the 150 foot frontage of <br />parcel:number 2 which now fronts on Great Northem Boulevard, Planning <br />Cpmmission has npt objection to this subdivision and assembly plat, <br />secpnded by M. Betts, and unanimously approved. <br />2). Bradley Oaks Subdivision <br />Revised final plat and improvement plans creating twenty one lots from <br />permanent parcel 233-4-1 located along the westerly side of Braciley Road <br />adjacent to the Cleveland Metro Parks property. The parcel is zoned "B" <br />resi;dential and lots p roposed now conform to size shown on the preliminary <br />plan approved by Planning Commission October 14, 1986. Improvement plans <br />include storm sewer, water, sanitary sewer, paving, and pertinent <br />improvements.
