All parcels are presently zoned <br />General Retail Business. Parcel 1 would have a frontage of 465.45 feet <br />along Lorain Road and would contain 2.046 acres. Parcel 2 would have a <br />frontage of 88.60 feet along Great Northern Boulevard and an area of <br />0.5811 acres (25,313 square feet). (Variance granted for Parcel 2 by the <br />Board of Zoning Appeals on Ju1y 1, 1987). <br />City Engineer Schaller explained that parcel l,fronting Lorain Road as <br />shown, will assemble these parcels into the existing Kovacic assembly <br />plat for the proposed Carriage Plaza addition, and parcel 2 as shown was <br />granted a variance and wi11 still house the existing Speedy Muffler King <br />shop on Great Northern Boulevard. Mr. Gorris was advised that Mr. Kovacic <br />does own the Arthur Treacher's property which is included in this assembly. <br />B. Gorris moved to approve the Sub division and Assembly Plat for Carriage <br />Carpet, namely the realigning of the property lines of permanent parcels <br />236-6-5, 236-6-6, 236-6-7, 236-6-8, and 236-6-9 creating two distinct <br />parcels, namely as referred to in this drawing as parcel 1 and parcel 2, <br />seconded by R. Bierman, and unanimously approved. <br />III. BUILDING DEPARTMENT REOUESTS: (continued) <br />3) Procacini's Sohio Station, 29131 Lorain Rd. <br />Proposal to construct a.canopy. (Variance granted July l, 1987 by the <br />Board of Zoning Anpeals). <br />Ms. Bohrer, representing Sohio, explained that a variance had been <br />granted for the canopy which will cover the self service pumps only. <br />The plans show signage but those signs have been eliminated since they <br />would have zequired a variance. Mr. Thomas stated th at the plans show a <br />more complete renovation than just the canopy. Ms. Bohrer explained <br />that the old plans are updated to reflect what is existing. R. Bierman <br />moved to foztaard Procacini's Sohio Station's request for a canopy at <br />29131_ Lorain Road, to the Architectural Board of Review and to the Fire <br />Department for clearance on their fire trucks, seconded by E. Traczyk, <br />and unanimously approved. <br />4) Jiffy Lube, south side of Lorain Road, west of 28253 Lorain Road. <br />Proposal to construct building. <br />Mr. Knight, engineer, presented a colored site plan and photographs of <br />some of their existing facilities including one which has a different <br />type roof system. Pronerty is pie-shaped, and is adjacent to AicDonald's <br />Regional offices. Traffic flows counter clockwise and is directed to <br />the rear of the property; there are 5 parking spaces in front and 5 <br />spaces in the rear of the building; dumpster enclosure is in the rear; <br />oil and waste oil are stored in underground tanks; business hours are <br />from 8:00 a.m. until 5:30 p,m. with evening hours_ until 7;00 p.m, one <br />day a week; no- site lighting is planned, lights are installed above the <br />overhead doors; and they average apDroximately 50 cars a day. He ex- <br />plained that they are co-ordinating their storm and sanitary sewer ease- ?? <br />ments with a proposed storage facility.
