Gorris moved to table the Westin Centre, 30276 Lorain <br />Road, pending submissions of complete site plans for this property with <br />the request that the ulans specifically address what was previously an- <br />proved as phase 1 and is now in a stage of partial comnletion, seconded <br />by M. Betts, and unanimously approved. <br />2) Carriage Plaza addition, 25151 Lorain Rd. <br />Proposal to construct addition to west of existing building (revised nlans). <br />Mr. Acciarri, architect, Mr. Kovacic, owner, and Mr. Valore, attorney, <br />presented revised plans. Building has been reduced from 12,730 to <br />1.1,555 square feet and configuration to the rear of the building has <br />been modified to a11ow truck traffic to maneuver around the building; <br />truck loading area is now defined and is outside of the required 50 foot <br />rear yard set back; screening of dumpster area is shown: They will be <br />closing the existing Arthur Treacher`s curb cut and will be creating <br />another cut to the west, Drive to rear of building is approximately l5 <br />feet at the narxowest point, the exact dimension will be available with <br />the_final, site engineering plan and drive will be posted "exit only". <br />Roof top mecfianical equipment wi11 be screened; exterior lighting will <br />match the existing; no fence is planned, but 4 foot arborvitae will be <br />planted 4 foot on center on the northern most portion of the southern <br />liue adjaeent to the residential property and some of the existing green <br />area on the sautherly most portion of the rear line will remain and - <br />tliey will work with the forester to maintain that, There is no fence <br />behind the existing plaza and they have had no complaints (trees are <br />maintained on a monthly basis). Mr. Thomas does not believe that the <br />4 foot arborvitae is adequate screening between parking spaces and a <br />res.idential property. Mr. Kovaci.c stated that they will probably nlant <br />5foot trees so they will be in line with the existing. Mr. Mohan and <br />Mz. and Mrs. Baker, neighbors to the rear, are concerned since the trees <br />that are existing act as a b uffer and stated that rats have been seen <br />in the area. Mr. 'valore stated that the rat prob lem should be elimin- <br />ated with the removal of the reataurant and they will be leaving some. <br />of t.he green area in the rear. The neighbors would like both a fence <br />and the arborvitae. They are also concerned about drainage since there <br />is a severe drpp in grade, This will be addressed in the engineering <br />plans and the retention system and grading should reduce the drainage <br />nxoblem. Mr. Gorris, is concerned that the western drive which narrows <br />down to 15 feet at the southern end of the building would not accommo- <br />date fi,re'vehicles. R. Bierman moved that the Carriage Plaza addition <br />a,t 25151 Lorain Road be referred to the Architectural Board of Review, <br />t.he Engineering Department,.and the Safety Department with the request <br />that the Architectural Board pay particular attention to the screening <br />at the rear of the pronerty, and that the Safety Denartment pay partic- <br />ular attention to the ingress and egress to the property and the ability <br />to maneuyeX around the property, seconded'by B. Gorris, and unanimously <br />apnroved.
