? µ <br />ii <br />?v <br />PLANNING COMMISSTON <br />JUI,Y 14, 1987 <br />PAGE 7 <br />2) Subdivision and Assembly Plat for Clarence and Lucy Spradling <br />Propos.al is.to .divide permanent parcel 235-09-01 in the followi.ng <br />manner: remnant "A" to be part of s/1 10; remnant "B" to be part of <br />s/1 9; remnant "C" to be part of s/1 8; remnant "D" to be part of <br />permanent parcel 235-08-30; remnants "E", "F", and "G" to be part of <br />s/1 .1. The remainder of the original parcel is shown as parcel "H". <br />The area is presently zoned at "B" Residence. <br />Mrs. Walter explained that five homeowners on Southern Avenue would <br />like to buy portions of the Spralding property which abuts their rear <br />property in order to extend their back yards. City Engineer Schaller <br />explained that segments, "E", "F", and "G" will all be attached to <br />to sublot 1(making an "L" shaped lot). He advised that the sub division <br />of this property is contingent upon all segments being assembled to the <br />other lots. Mrs. Walter stated that the owner of sublot 1 would like <br />his segments to be separate parcels. This cannot be done because these <br />segments would be landlocked, an.d if, at a later date, he sells those <br />segments to the abutting property owners, he would have to come b ack <br />before the Commission. It was explained that the frontage of some of <br />these lots was non-conforming, b ut this is an existing condition and <br />is not effected by this assembly. B. Gorris moved to approve the sub- <br />division and assembly plat for Clarence and Lucy Spradling per the <br />drawing marked "received July 6; 1987 by the North Olmsted Engineering <br />Department" basically subdividing a long parcel on McKenzie Road, 235-09-01, <br />and reattaching the smaller parcels "A" throu h"H" with "A" "B" "C" "D" <br />g ? ? > > <br />"El'? 'T', and "G" all being attached to lots on Southern Avenue as <br />described in the agenda tonight, and contingent upon all new parcels, "A" <br />through "G", being immediately assembled to these adjacent parcels on <br />Southern Avenue, seconded by J. Thomas, and unanimously approved. <br />V. COMMUNICATIONS: <br />Ordinance 87-86 was presented to the members this evening and will be dis- <br />cuss•ed at the next meeting. <br />VI.
