COMMUNICATIONS: <br />Ord. 87-76 had previously been reviewed and apnroved by the Commission, but <br />has been resubmitted in order to correct the section number so that it <br />complies with the new zoning codes. R. Bierman moved to approve ordinance <br />87-76, seconded by M. Betts. Roll call on motion: Bierman, Betts, Morgan, <br />Traczyk, and Thomas, yes. Burns, no. Motion carried. <br />VI. COMMITTEE REPORTS: <br />No items. <br />VII. NEW BUSINESS: <br />Chairman Burns advised.that there has been much criticism of the commerciali- <br />zation of the City. He pointed out that the City has merely allowed <br />development as the parcels are zoned. He is suggesting th:a:tthe Commission <br />study the exis.ting zoning, stating that some parcels due to certain changes, <br />are in effect spot zoned, especially those in the area of I-480. He is re- <br />questing that the Commission study the following parcels: (1) the area east <br />of Columbia Road, north of 1480; and south of.the area zoned Multi-Family <br />along Brookpark Road which is presently zoned "A" Residential to be rezoned <br />to Multi-family; (2) parcel west of Columbia Road, north of 1480 and abutting <br />property zoned Mixed Use on two sides presently zoned Single Famil_y "A" to <br />Mixed Use; (3) area south of 1480, west of Great Northern Blvd, and north <br />of rear property lines of lots facing Butternut Ridge Road, presently zoned <br />"A" Residential, to Multi-Family; (4) area south of 1480, north of Kennedy <br />Ridge Road off Columbia Road presently zoned Mixed Use to Multi-Family; <br />(5) the area of the soccor fields adjacent to Timber Trails Subdivision pre- <br />sently zoned Mixed Use to "B" Residential; and (6) small wedge of property <br />facing Bradley Road and next to Wild Oak Drive presently zoned Limited <br />Industry to "B" Residence. The members will study these and discuss them <br />at a future•meeting and possibly suggest other areas to propose for re- <br />zoning in order to present an inclusive plan to the Council. <br />VIIIt OLD BUSZNESS: <br />, <br />Building Commissioner Conway explained several points which were mentioned <br />in his report presented at the last meeting. He would like to insitute a <br />procedure so th at if•a minor. change is made to construction drawings from <br />what was originally approved by the Commission, he could contact the Chair- <br />person of the Boards involved and have them approve the change or require <br />the developer to go b ack through the approval process. Mr. Morgan is con- <br />cerned that, if that were the procedure, many contractors would not present <br />final plans and stated that if the changevere minor the Building Commissioner <br />might be able to approve. Mr. Conway prefers not to do this. Mr. Conway <br />would also like to revise the list of requirements for submission to the <br />Commission so that it is more specific and would like to specify that all <br />materials and colors be indicated on the nlans with the ma.nufacturer's name <br />and number. He would like to have each chairperson sign the plans which <br />were approved. He also suggested an expiration date be established so that <br />if the building permit wag not issued by a certain date after approval was <br />given, the.approvals would expire. Mr. Dubelko will look into formulating <br />some kind of legislation for this. It was also suggested that the codes
