. .? .?' CITY OF NORTH OLMSTED _ y - PLANNING COMISSION MINUTES - DECEMBER E, 1987 I. ROLL CALL: Chairman Burns called the meeting to order at 8:10 p.m. Present: R. Bierman, T. Morgan, B. Gorris, J. Thomas, and J. Burns Absent: M. Betts and E. Traczvk Also Present: Assistant Law Director J. Dubelko, Building Commissioner D. Conway, and Clerk of Commissions B. Oring. II. REVIEW AND CORRECTION OF MINUTES: T. Morgan Moved to approve the minutes of Planning Commission of November 24th, seconded tiy R. Bierman, and unanimously approved. III. BUILDING DEPARTMENT REOUESTS: 1) Ch arles Helzer, 31266 Bradley Road Proposal to construct building in Limited Industrial Area. (Side . yard variance granted by the Board of Zoning Appeals November 11, 1987). Mr. Helzer explained that he was constructing a.72 foot by 36 foot warehouse behind his existirig 64 foot b_y 50 foot warehouse; colors and construction will be exactly the same as the present building. Building Commi.ssioner Conway explained that the Board of Zoning " Anpeals had denied a variance to have a'gravel parking and driveway area, but theq did grant a variance for the side yard set back. Mr. Helzer explained that the building is partially constructed since there was a misunderstanding between him and his contractor. Mr. Conway advised that the Engineering Department must review the drainage prior to a.building permit being issued. No new exterior lighting is planned: Mr. Nlorgan questioned if the present narking as shown was sufficient. Mr. Conway advised that parking was sufficient and when the lot is paved it must be stripe d, Mr. Morgan stated that if the use is changed additional parking coul:d be required. T. Morgan moved to refer the Charles Helzer proposal to construct a building in'the Limited Industrial area to the Architectural Board of Review, to the Engineering Department to review the drainage, and to the Safety De- partment, seconded by J. Thomas, and unanimously approved. 2) Space Age Iridustrial Design, Inc., 31251 Bradley Road Revisions of plaus originally apnroved b,y Planning Commission February 24y 1987. Building Commissioner Conway presented sight line drawing.of the nro- posed roof top air conditioning units and a site.plan showing new lighting and driveway changes. Mr. Hardy, owner exnlained that he is requesting three changes to the previously anproved?nlans: since the shop area will now be air conditioned they will be installing three units on the roof (original plans showed two ground mounted'units);
