ROLL CALL: <br />Chairman Burns called the meeting to order at 8:10 p.m. <br />Present: R. Bierman, T. Morgan, B. Gorris, J. Thomas, and J. Burns <br />Absent: M. Betts and E. Traczvk <br />Also Present: Assistant Law Director J. Dubelko, Building Commissioner <br />D. Conway, and Clerk of Commissions B. Oring. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />T. Morgan Moved to approve the minutes of Planning Commission of November 24th, <br />seconded tiy R. Bierman, and unanimously approved. <br />III. BUILDING DEPARTMENT REOUESTS: <br />1) Ch arles Helzer, 31266 Bradley Road <br />Proposal to construct building in Limited Industrial Area. (Side . <br />yard variance granted by the Board of Zoning Appeals November 11, 1987). <br />Mr. Helzer explained that he was constructing a.72 foot by 36 foot <br />warehouse behind his existirig 64 foot b_y 50 foot warehouse; colors <br />and construction will be exactly the same as the present building. <br />Building Commi.ssioner Conway explained that the Board of Zoning " <br />Anpeals had denied a variance to have a'gravel parking and driveway <br />area, but theq did grant a variance for the side yard set back. <br />Mr. Helzer explained that the building is partially constructed since <br />there was a misunderstanding between him and his contractor. Mr. Conway <br />advised that the Engineering Department must review the drainage prior <br />to a.building permit being issued. No new exterior lighting is planned: <br />Mr. Nlorgan questioned if the present narking as shown was sufficient. <br />Mr. Conway advised that parking was sufficient and when the lot is <br />paved it must be stripe d, Mr. Morgan stated that if the use is <br />changed additional parking coul:d be required. T. Morgan moved to <br />refer the Charles Helzer proposal to construct a building in'the <br />Limited Industrial area to the Architectural Board of Review, to the <br />Engineering Department to review the drainage, and to the Safety De- <br />partment, seconded by J. Thomas, and unanimously approved. <br />2) Space Age Iridustrial Design, Inc., 31251 Bradley Road <br />Revisions of plaus originally apnroved b,y Planning Commission <br />February 24y 1987. <br />Building Commissioner Conway presented sight line drawing.of the nro- <br />posed roof top air conditioning units and a site.plan showing new <br />lighting and driveway changes. Mr. Hardy, owner exnlained that he is <br />requesting three changes to the previously anproved?nlans: since the <br />shop area will now be air conditioned they will be installing three <br />units on the roof (original plans showed two ground mounted'units);
