?. .. <br />? <br />.?• <br />1 # <br />PLANNTNG CQMMISSIQN DECEMBER 8? 1987 PAGE 2 _ <br />driveway is being relocated anproximately 10 feet to the west in order to <br />save a group of trees as suggested by the forester, as_well as being widened <br />from 20 feet to 34 feet since that is the width of the construction drive <br />now on the property, and he believes that the wider drive will be necessary <br />to accommodate trucks; he will be eliminating the accent lights which.:raere.on <br />the building and installing one additional 8 foot high pole light on the <br />western side of the front office area. Building Commissioner Conway stated <br />that it would appear that only a few inches of the air conditioning units <br />would be seen from the street; and that the driveway conforms to code. <br />Mr. Gorris suggested painting the roof top units to match the mansard if <br />they are visible. Mr. Thomas stated th at it now appears that there is a <br />"Urr shaped drive on the property, not. one as shown on the plan, and he is <br />also concerned that the drive is too wide for the width of the lot and <br />the number of parking spaces. Mr. Hard_y stated that there will be one <br />drive and exolained that when the original plans were drawn he was not <br />exactly s ure where the pronerty lines were and also that since the con- <br />struction equipment was using the driveway they realized that the wider <br />drive was necessary. Mr. Helzer, who owns prope.rty near this site, stated <br />that the wider driveway would be necessary since Bradley Road is narrow. <br />Mr. Kline, the adjacent neighbor, is concerned that the noise from the <br />air conditioners could be annoying. The heating contractor was present but <br />stated that he did not know what the sound level would be. Building <br />Commissioner Conway explained that he can requi're that the decible rating_ <br />of the units be supplied arid there are, ways to mount the units to cut. down <br />on the noise if necessary. He further advised that the rear portion of the <br />building has been reduced from.20 feet in height to 18 feet, 81nches. <br />Mr. Thomas would 13ke two motions on this plan:.one .pertaining .to the drive and one for the air conditioning units. It was pointed out..that.there <br />is a third issue of the lighting.. Mr. Thomas also questioned.the size of <br />the apron, and Mr. Hardy advised.that it would be approximately 8 feet <br />wide on each side. T..Morgan moved to approve the clianges requested for <br />Space Age Industri.al Design which includes the increase from two to three <br />air conditioners, with the condit3on that they b.e painted to match-the <br />mansard, if visible, ar screened"£or sourid; _ if. necessary, and that the . <br />Building Department review the conformance of the roof top units to the <br />noise ordinance; to approve the elimination of the 15 accent lights mounted <br />under the overhang and the addition of one pole light on the west half of <br />the building; and to approve the shifting of the driveway, inorder to save <br />the existing trees, .10 feet and that the driveway will become 34 feet iri <br />width, seconded bv B. Gorris. Roll call on motion: Morgan, Gorris, and <br />Burns, yes. Bierman and Thomas, no. Motion failed to pass. Mr. Thomas <br />explained that he still had concerns about the width of the driveway since <br />Bradle_y Road has many undeveloped, small lots and there is a possibilty of <br />many driveways on the road, and.he also believes there.is .too much concrete <br />for the width of the lot. J. Thomas moved to permit Snace Age Industrial <br />Design to increase their air conditioning units to three units on the ton <br />of the building reflecting all tlie•;req.uirements as mentioned in Mr. Morgan's <br />motion. Commission continued to discuss the width of the. driveway. Mr. Ba3n, <br />the contractor, explained that his trucks could not negotiate into the 20 <br />foot dr3ve, especially since Bradley Road is so narrow, and stated that in <br />other areas where there are-narrow drive the landscaping is damaged. He <br />stated.that perhaps 34 feet might be too wide and s.uggested that a 30 foot
