Case, and unanimously approved. <br />5) Cheradon Plaza III, south east corner of Dover Center Rd. and Brookpark Ext. <br />Proposal to construct retail shopping center. <br />Heard by Planning Commission March 10, 1987. <br />Mr. D. DiBenedetto presented plans explaining that building will be West <br />Chester brick in earth tones with a heather blend shingle on the roof, <br />color rendering shows brick on the sill wall, but they may be using a <br />tempered glass or a paneling on the lower portion. Revised site plan <br />shows relocated.drive off Dover Center so that landscaping will obscure <br />the rear drive from the street and the drive off Brookpark has been <br />eliminated and drive on their adjacent property will service this build- <br />ing. Handicapped spaces are shown on the front of the building, but the <br />developer would like them relocated. Mr. Pattison suggested placing <br />them to the east of the building and:placing the ramp at the end of the <br />walkway. Ground sign will be 9 feet by 4 feet on a brick foundation <br />wi.th a sandstone top, face of the sign will be gray the letters "Cheradon" <br />will be ivory with a maroon background and the letters "P1aza" will be <br />white wi.th a blue background. Landscaping,adjacent to the building <br />shows Austrian pines, but they may change to a lower tree and may add <br />a second 5 foot wa1k. Mr. Pattison suggested aligning the drives of <br />the two centers in order to make access more direct. Mr. DiBenedetto <br />stated he is working with the forester to save some of the trees in <br />this area. Mr. Pattison would like the dumpsters rel.ocated from the <br />rear of the building to the eastern end. This is quite a distance, <br />and the developer is concerned that the tenants would be unwilling to <br />do this, Mr. Pattison would also like the developer to consider con- <br />structing a driveway opposite the Gold Circle drive. He;.is.,.concer.ned <br />that the sign as proposed znight not be visible from both streets and <br />suggested that the landscaping might be changed somewh at or two single <br />faced signs could be installed. He also believes that a building sign <br />identifying the plaza could be placed on the front gable treatment. <br />Mr. Pattison would like the plan reviewer.to check the 20 foot dimension <br />behind the building for fire separation to the adjoining property line <br />relative to the penetrations of that wall and to take into consideration <br />that the doors must be out-swinging into the driveway. It was also <br />s.uggested to the developer that he create an area where the traffic <br />cannot drive up against the b uilding and rear drive should be posted <br />"deliveries only". The Board agreed that coiored-:p.an6ls' for the: 1'ower <br />wa11 were not attractive and Mr. Pattison explained how the glass could <br />be used on this wall with the brick piers and still leave some flexi- <br />bility for the units. No gutter system will be on the front of the <br />building and the roof will be pitched to the back, this will effect the <br />end elevations and Mr. Pattison would like mansard type treatment that <br />is on the front returned on the east and west ends of the building. <br />D.. Pattison moved to approve as submitted with the following suggestions: <br />that the driveway connecting to the property to the west be aligned with <br />the existing driveway servicing the parking on the adjoining piece; <br />that the handicapped parking spaces be• -mo.ved .to the east side of the <br />building; take the landscaping as shown, which is very desirabl6.,,but:
