ARCHITECTURAL BOARD OF REVTEW MARCH 18, 1987 PAGE 3 <br />the chain link fence and h aving the doctor landscape the 10 foot area <br />behind it, but Mrs. Brieck prefers a fence. Dr. jaaghray agreed to <br />install a solid wood fence, but rtr. Pattison does not believe the <br />Board should approve a fence over 6 feet high and prefers that it be <br />cedar to match the building. There will be no dumpster and the Board <br />suggested that the air conditioners be mounted on the ground and either <br />landscaped or screened with cedar fencing. Mrs. Brieck questioned if <br />some trees which now appear to be on the doctor's property would be <br />removed. The contractor will check into this and he was advised that <br />if he is to reinove any trees, he must contact the city forester. In <br />reference to the front set b ack, Mr. Pattison suggested, that for the <br />present, they onlg put in 1 parking space and landbank the other for <br />use b_y the tenant if it is needed; and also suggested that they submit <br />their landscape plans to Mr. Zergot, who is absent, for his recommenda= <br />tions. D..Pattison moved to approve this as it is submitted with the <br />following recommendations: that the window sizes along the front of <br />the bui.lding be somewhat down,sized to keep them more in scale, and <br />that they be subdivided with a snap in grill to correspond with the <br />front doox sliown; that the cedar siding and the redish b rown brick and <br />the blue gray shingle be approved as basic materials; that any trim <br />or the door that does require painting be painted to match the terra <br />tone of the window; that the air conditioners be pad mounted on the <br />back and wi].1 be landscaped or screened; the site plan be changed as <br />recommended with 9 foot by 18 foot spaces, with approximately 3 spaces <br />para11e1 to the east property line to the rear of the house and sug- <br />gest th at they not add the p arking for the tenant until there is a <br />need for it; and call attention to the city architect the numerous <br />code viola.tions on.the plans as they were submitted to this Board and <br />pay particular attention to the inaccessibility to the second floor <br />for the handicapped, requirements for lavatories and means of egress <br />out of both floors; that the solid wood fence must match the siding of <br />the building which would extend 50 feet on the rear and return approx- <br />imately 10 feet on the western property line to a point where the chain <br />link fence is on Dr. Waghray's property, seconded by J. Britton, and <br />unanimously approved. Mrs. Brieck stated that the fence on Dr. Waghray's <br />side property line is also continued on the adjacent property which <br />will mean that there wzll be a 3 foot gap between the fences. This <br />must be worked out with the adjacent property owner. <br />4) Caron Properties, 23755 Lorain Road <br />Proposal to renovate and add to office building. <br />(Special permit granted by Board of Zoning Appeals March 4, 1987) <br />Heard by Planning Commission March 10, 1987. <br />Mr, Wahl, the architect, explained that the first floor was 70 feet by <br />40 feet and they are going to expand the second floor over that and <br />construct a small two story addition. Exterior will be synthetic plaster <br />in a 31077 drift wood on the upper story and 1070 sea sand on the lower <br />story, new aluminium framed windows will be installed, existing garage <br />will also be fina.shed with the same material; there will be a modified <br />hip roof with a trough for mechanical equipment and will be shingled in <br />a brownish/gold color, and that the hip roof might have to be built up <br />somewhat more than shown depending on the size of the mechanical equip- <br />ment.
