They <br />could move the building back, but pointed out there is a drop in grade. <br />The building is unh.eated and gutters will be installed and drive <br />will be paved after fill has settled. J. Britton moved to approve <br />the plans as submitted, seconded by B. Zergott. Roll call on motion: <br />Mr. Bri,tton and Mr. Zergott, yes. Mr. Pattison, no. <br />4) Carriage Plaza addition, 25151 Lorain Road <br />Proposal to construct addition to west of existing building (revised plans). <br />(Heard by Planning Commission July 14, 1987). <br />Mr. Acciarri, architect, Mr. Valore, attorneyy and Mr. Kovacic, owner, <br />presented plans. This is nhase 3 of the plaza and all materials except <br />the canopy wi11 match the existing brick building. Mr. Valore explained <br />that Pier I Imports is the.major tenant.and their logo color is dark b lue <br />and this b lue metal canopy will be used over the entire addition (not <br />just the Pier 1 space). There will be no canopy on the west elevation. <br />Mr. Pattison suggested that they not tie in the two canopies where the <br />buildings;meet. Mr. Acciarri presented photographs of the existing <br />landscaping and adyised that they wi11 be using the same landscaue <br />treatment as they have behind the other building and will also leave <br />some of the natural green area. Dumpster will be screened. Mr. <br />Pattison suggested posting the western most drive "right turn only" <br />and routing left turns behind tlie building and out the eastern drive. <br />D. Pattison moved to approve the proposal as submitted, seconded by <br />B. Zergott, and unanimously apnroved. <br />5) Procacini's Sohio Station, 29131 Lorain Rd. <br />Proposal to construct a canopy. (Variance granted July 1, 1987 by the <br />Board of Zoning Appeals). (Heard bv Planning Commission July 14, 1987). <br />Ms. Bohrer and Mr, Bowman, representing Sohio, presented pictures of <br />existing canopies explaining that there will be no signage on this <br />one. She was unable to b ring a sample of the white plastic material <br />since it comes in large sheets. Canopy will cover only the self serve <br />pumps. D.. Pattison moved to approve the proposal as submitted, seconded <br />by J., Brxtton, and unanimously approved. <br />6) Jiffy Lube, south side of Lorain Road, west of 28253 Lorain Rd. <br />Proposal to construct building. <br />(Heard by Planning Commission July 14, 1987). <br />Mr. Knight, the engineer, stated he has met with the forester who has <br />recommended that they eliminate one parking space in the rear in order <br />to save some existing trees; that the rear of the property remain in a <br />natural state; and that they plant Norway maples in the front planting <br />stri.p. Since they have relocated the stai naay inside the building, they <br />will plant arborvitae in a 5 foot planting strip on the east property <br />line. Forester's report and revised landscape plan will be presented <br />to Planning Commission. Mr. Pattison questioned if 5 parking spaces.in <br />front were necessary. Mr. Knight advised that these spaces are needed <br />to conform to code requirements, but occasionally,customers would use <br />these spaces. Mr. Knight presented photographs of revised roof system <br />stating that building will remain the same but roof plans would be the <br />same as the photograph; mansard roof will be red metal, roof sign has
