J?
BOARD OF ZONING APPEALS MAY 6, 1987 PAGE 3
l
Chairman Remmel called all interes.ted parties before the Board. The oath
was administered td Mr. and Mrs. Karp. Board had no objection to the
request. R. Bugala moved to grant the 10 foot rear yard variance for a
patio Enclosure for Mr. Robert A. Karp, 6027 Park Ridge Dr., seconded by
C. Remmel, and unanimously approved. Variance granted.
10. Angelo Butera, Permanent parcel 237-11-007, located between 23046 and
23000 Summerland Ave.
Request for variance (1133.13). Request 5 foot variance for distance be-
tween dwellings to construct house. Violation of Ord. 62-33, Section 1161.01.
(Will appear before the Board of Building Code Appeals May 28,4987 for
permission to build house on lot 50 feet wide or less). -
Chairman Remmel called all interested parties before the Board. The oath
was administered to T. Hasychak, architect, and W. First, contractor, who
explained that lot is only 45 feet wide and house is 32 feet wide. The _
house will only be 2 feet off the property line (this variance was not
mentioned in the request) and there is less than the required 15 feet
between dwelli, ngs. Chafrman Remmel believes that the house is too big for
the lat., and is hesitant to approve since permission must still be granted
by the*Board of Building Code Appeals to build a house on a lot which is -
50 feet wide or less. Acting Building Commissioner Sanker pointed out
that dri;veway (on other side of property). could be moved to the property
line and reduced tp 9 feet which would allow them to place the house at
the required 5 feet from the property line and would eleiminate the
variance for the distance between dwellings. They would need a 2 foot
variance for the total side yards required on the east side of the property.
R. Bugalamoved ta grant the 2 foot variance on the east side of the lot
'and that the west side of the lot meet the 5 foot side yard requirements
as required by. code for the Angelo Butera property, permanent parcel number
237-11-007, located between 23046 and 23000 Summerland Ave, this motion is
contingent, upon the Board of Building,Code Appeals giving permission to
build a house on a lot less than 50 feet wide, seconded by J. Helon, and
unanituously approved. Variance granted.
11. Crestmont Sterling, 27000 Lorain Road. -
Request for variance (1133.13). Request 82 square foot variance for total
sign area to install ground sign (9. sq. ft. over allowed area at present
and 73 square feet for ground sign). Violation of Ord. 62-33, Section 1221.06.
No representative present, Request was discussed.at the end of the meeting.
1. Lee Michael Thomas, 4480 Martin Drive (Heard at this point).
Request for variance (1133.13). Request 20 square foot variance, 2 foot
height variance, and location variance for tool shed. Violation of
Ord. 62-.33, Section 1151.04-D.
Chairman Remmel called all interested parties before the Board. The oath
was administered to Mr. and Mrs. Thomas who explained that they had not
been aware that they needed a permit since they were replacing an existing
shed: Board has no problem with the location of the shed from the rear
property line, b ut they would like them to move it over so that it is
behind the house. Mr. Thomas believed that the trees would obscure the
shed from the street, hut the menbers disagreed. He was advised that
the size.and height of the shed must conform to the ordinance. C: Remmel
moved t6 grant a variance.for Lee Michael Thomas;.4480:Martin Drive for a
