Bugala, and unanimously approved. Variances granted. <br />2. Jerry Galbreath, 29168 Lorain Road. <br />Request for variance (1133.13). Request variance to calculate parking <br />requirements on leasable office space only (converting existing racquet- <br />ball club to office building). 130 parking spaces required for• entire <br />building, 104 to be provided. Violation of Ord. 62-33, Section 1212.02. <br />Chairman Remmel called all interested parties before the Board. The oath <br />was adm•inistered to Mr. Del Giudice, architect, and J. Reddinger, the nre- <br />sent owner, who explained that the building has been vacant since the <br />Backwall went bankrupt. Mr. Galbreath will be buying the building and fie <br />and Mr. Reddinger will be converting it as partners. The building has <br />24,000 square feet of area with 62 parking spaces on the site now (54 <br />spaces were originally approved) and they plan to add parking in the front <br />and to the east. Mr. Grace questioned their removing the trees in the <br />front set liack in view of the ordinance requiring a permit to remove <br />trees and suggested that it might be to the City's interest to keep the <br />green area in the front. The Board also believes that some of the other <br />parking spaces shown are not viable. Because of the design of the building <br />much of the space will not be leasab le such as the atrium, lobby and one <br />racquetb alT c.ourt which will remain for the tennants' use. There will be <br />a maximum of 17 executive offices (some could be using more than one <br />offiee space); no retail use or doctors' offices are planned. Law Direetor <br />Gareau suggested not utilizing the front set back and land banking that <br />area in case additional parking might be needed-later and suggested the <br />possibility of red'ucing the size of the spaces. The developers estimated. <br />that tfiey will need'a maximum of 80 spaces and the: Board believed it might <br />be even, less. The Board agreed that they would like to keep the front ' <br />1'andscaped area, as is and also thought that spaces could be smaller (vari- <br />ances in otlier cases have been granted for 82.by 18 foot spaces). Board <br />discussed granting a tentative approval, but decided to give.approval at <br />this time.. C. RemmeT moved to gr•ant a variance to,provide a minimum of <br />80 parking spaces and that those spaces can be reached by reducing the <br />size requirement of the spaces to 82 feet by 18 feet and there will be <br />no parking in the front set back area which will not be distrubed and <br />will be maintained or upgraded, seconded by B. Grace, and unanimously <br />approved. Variance granted. <br />3. Great Northern Shopping Center (Biskind Development Company) ParceT C, <br />26092 through 26118 Great Northern Shopping Center. <br />Request for interpretation of Ord. 62-33, Section 1221.04A-1 if signage <br />on south elevation of building on parcel "C" which is not visible from a <br />"public way" must conform to total sign area permitted in Ord. 62-33, <br />Section 1221.06-D. (Please note: this is the building which contains <br />the Tony Roma Restaurant for which a 22 sq. ft. variance for sign area <br />was granted on September 3, 1986.) <br />Chairman Remmel called all interested parties before the Board.
