PLANNING COMMISSTON JANUARY 12, 1988 PAGE 7
City Engineer Boyer explained that Sunrise Development will be taking
over a small segment of pronerty which was split off when the dedication
of the Industrial Parkway was'accepted. Mr* : Brennen, Sunrise Develonment
exnlained that an agreement was made with Nutron Nameplat.,to vurchase.
this narcel in exchange for paying.their nortion of the assessments,
this segment will later be assembled to their adjacent nronerty at the
time nroperty is subdivided into building lots. The existing Nutron
parcel did not-meet the code prior to the subdivision. Commission
prefers to have property assembled to adjacent nronerty at this time.
instead of leaving it a non-conforming parcel. Mr. Brennen withdrew the
nroposal and will resubmit it.showing the assembly. ,Mr.. Butchko, nresident
of Nutron Namenlate, advised that the small parcel was donated by them, it
was not purchased. He further stated that his property and building
were in compliance to the codes when his nlant was built 10 years aao,
but now since the codes were changed it is non-conforming. He is ques-
tioning if he would need a variance to add to the rear of his property
because the frontage was no long conforming. Mr. Dubelko stated that
if the addition conformed to the vresent codes, they probabl_y would not
need a variance, but that would have to be determined when vlans were
presented. Mr. Butchko 'also questioned if office space can be built
in the Limited Industrial area, since this could create some problems
with industrial develonment. He objected that the ordinance regulating
the Limited Tndustrial District was'changed and the owners in that
district were not notified; and also stated that the 200 foot frontage
requirement will hinder development since there are many smaller lots
in the area.
