M. Betts <br />moved to continue this proposal for Lauren Hill Plaza at 24106 Lorain Road <br />pending a legal opinion on the issue of rear yard restrictions relative to <br />the proposal and in the meantime make a request of the.developer to provide <br />the following information in preparation for the next-meeting: information <br />on turning radius relative to the loading zones at the southeast corner of <br />the-pr.operty; secondly, a more specific plan relative to lighting on the <br />parcel; third a more specific plan relative to landscaping; and lastly a <br />more specific response to this Commission's request for an additional <br />loading zone to the western segment of the structure; and also to provide <br />information to this Commission relative to the Ground Round Restaurant <br />parcel'relative to issues such as seating capacity, parking requirements <br />and the like for us to evaluate adjacent parcel matters relative to your <br />proposal.as well as location of drives for the.Super.America Station to <br />the east and the drives across Lorain Road, seconded by E. Traczyk, and <br />unanimously approved. <br />4) The Olive Garden Italian Restaurant,_25984 Lorain Road <br />Proposal to construct reataurant (The existing Mirrors-on-the75trip <br />building will be demolished.) ' <br />Mr. Richards, representing General.Mills Restaurants, explained that . <br />the existing building will be demol'ished, there are two lots involved <br />which will be assembled later, the building will be white with a dark <br />green trim, set backs conform to.code and retention will be installed. <br />Buildirig Commissioner Conway adyised that 1_ seat would have. .to be elim-. <br />inated, so.that parking.conforms to.code and loading area has been <br />provided. Pole sign will be located on the southwest corner of- the. <br />property'and illuminated letters will be-installed on.the building. Commission questioned if the pole sign woul.d be higher than the <br />Recreation Center sign which is on the opposite. corner, but.the height is.not.shown on the plan, Mr. Bierman suggested that the <br />nine front parking spaces and one. driveway be eliminated so that there <br />could be more green.area on Lorain,RQad. He thought per.haps they could <br />request a variance for smaller spaces or fewer spaces, a variance would also be required to eliminate one driveway. Mr. Dubelko advised that <br />there is a.proposed ordinance that would give Planning Commission the <br />authority to approve'a 35 foot front set back, if that set back were <br />completely green area. Mr. Richard stated that moving the building <br />forward and reducing-the parking spaces `would probably be acceptable to ? <br />the company. Rather than•delay.the proposal, the Commission decided to. <br />send it to the Architectural Board of Review and suggested that Mr. <br />Richards submit an overlay of the plan showing the new concept which <br />would be dependent on variances being_granted. Mr. Richards advised <br />... that there is a gas well on the property which will have to be capped. <br />- R:-Bierman moued to forward the-.proposal to 25984 Lorain Road, to con- <br />struct a restaurant called the Olive Garden Italian Restaurant to the <br />Architectural Board,of Review and that a plan overlay showing.the proposal. <br />of eliminating the parking in,-.the front of the.,building and landbanking . <br />it and landscaping the entire area with only one-driveway to the east, <br />_ eliminating the west driveway, seconded by J. Thomas, and unanimously <br />approved. Mr. Bierman stated that he preferred not to recommend a 35 foot- . <br />front set back at this time.
